NOTICE IS HEREBY GIVEN THAT a public hearing will be held  in person,by the Zoning Board of Appeals of the Town of Ramapo on Thursday, September 4, 2025, 2025, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:    

Application #25-259: Perl Flohr, 46 College Road, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will have less than required side setback, total side setback, rear setback, rear setback to deck and greater than permitted development coverage and floor area ratio. A use variance is required from Section 376-31, in that a three-family dwelling with three accessory apartments is not permitted in the R-15 zone. The existing dwelling will be demolished. The property in question is: 30 Oxford Court, Spring Valley, New York, located on the east side of Oxford Court, approximately 0 feet east from the intersection of Danville Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 57.07-2-22 and is located in an R-15 zone.

Application #25-260: Mayer Rosenberg, 101 Route 306, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will have less than required side setback, total side setback, rear setback, rear setback to deck and greater than permitted development coverage and floor area ratio. A use variance is required from Section 376-31, in that a three-family dwelling with three accessory apartments is not permitted in the R-15 zone. he existing dwelling will be demolished. The property in question is: 32 Oxford Court, Spring Valley, New York, located on the east side of Oxford Court, approximately 100 feet south from the intersection of Danville Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 57.07-2-21 and is located in an R-15 zone.

Application #25-261: Leah Moskowitz, 47 Parker Boulevard, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an addition to a single-family dwelling, which will have less than required side setback, total side setback, rear setback and greater than permitted development coverage and floor area ratio. A variance is required from Section 376-51C for a fence greater than 3 feet in the front yard. A variance is required from Section 376-52 for parking in the front yard. The property in question is: 47 Parker Boulevard, Monsey, New York, located on the north side of Parker Boulevard, approximately 235 feet west from the intersection of Elyise Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 41.18-3-4 and is located in an R-35 zone.

Application #25-262: Motty Waldman, 125 Horton Drive, Monsey, New York, for a use variance from the requirements of Section 376-31 and Attachment 4 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments in that a three-family dwelling with three accessory apartments is not permitted in the R-15A zone. The existing structure will be demolished. The property in question is: 135 Saddle River Road, Monsey, New York, located on the east side of Saddle River Road, approximately 400 feet south from the intersection of Route 59, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.15-3-6 and is located in an R-15A zone.

Application #25-263: Motty Waldman, 125 Horton Drive, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments which will have less than required lot area. A use variance is required from Section 376-31 and Attachment 4 of the Zoning Law of the Town of Ramapo in that a three-family dwelling with three accessory apartments is not permitted in the R-15A zone. The existing structure will be demolished. The property in question is: 137 Saddle River Road, Monsey, New York, located on the east side of Saddle River Road, approximately 550 feet south from the intersection of Route 59, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.15-3-7 and is located in an R-15A zone.

Application #25-264: Ernest and Toby Weinberger, 7 Nancy Lane, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will have less than required total side setback, rear setback, rear setback to deck and greater than permitted development coverage and floor area ratio. A variance will be required from Section 376-65C for accessory units greater than 1,500sf and greater than 50% of the principle structure. A variance will be required from Section 376-65D, in that the location of the accessory dwelling unit cannot extend beyond the footprint of the principal structure. A variance is required from Section 376-65G(3) in that only one accessory unit is permitted. The property in question is: 7 Nancy Lane, Monsey, New York, located on the north side of Nancy Lane, approximately 70 feet west from the intersection of Ronald Drive, which is known and designated on the Ramapo Tax map as Section, Block, Lot 49.20-3-30 and is located in an R-15C zone.

Application #25-265: Hirschler Realty LLC, 16 Edwin Lane, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a unit within a three-family with three accessory units. A variance is required from Section 376-65C for an accessory unit being greater than 1,500sf and/or greater than 50% of the principle unit. The property in question is: 1 Carlton Road, Unit 113, Monsey, New York, located on the south side of Carlton Road, approximately 0 feet west from the intersection of Blauvelt Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 49.19-5-18.-113 and is located in an R-15C zone.

Application #25-267: Congregation Kehilas Belz Monsey, 21 Mountain Avenue, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a conversion from a single-family dwelling to a local house of worship, which will have less than required lot area, lot width, front setback, front yard, rear setback, parking spaces and greater than permitted development coverage. A variance is required from Section 376-78A for more than 4 parking spaces with 75ft of an intersection. The Town of Ramapo Planning Board issued a Negative Declaration for the project pursuant to the State Environmental Quality Review Act (SEQRA) for the Unlisted Action on May 29, 2025.The property in question is: 1 Harvest Court, Monsey, New York, located on the north side of Harvest Court, approximately 0 feet east from the intersection of Saddle River Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.07-2-78 and is located in an R-15A zone.

Application #25-268: Dun Srulowitz, 80 Red Schoolhouse Road, Unit 104, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling, which will have less than required front setback, front yard, side setback, rear setback, lot area and greater than permitted development coverage and floor area ratio. The existing structure will be demolished. The property in question is: 21 Andover Road, Spring Valley, New York, located on the south side of Andover Road, approximately 200 feet northeast from the intersection of Merrick Lane, which is known and designated on the Ramapo Tax map as Section, Block, Lot 50.19-3-54 and is located in an R-15 zone.
