NOTICE IS HEREBY GIVEN THAT a public hearing will be held in person,by the Zoning Board of Appeals of the Town of Ramapo on Thursday, June 12, 2025, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:
Application # 25-209: Manor Drive Corp., 7 Manor Drive, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling with one accessory apartment, which will have greater than permitted floor area ratio and development coverage. The existing structure will be demolished. The property in question is: 7 Manor Drive, Monsey, New York, located on the east side of Manor Drive, approximately 227 feet west from the intersection of Blauvelt Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 49.19-5-48 and is located in an R-15A zone.

The existing structure will be demolished. The property in question is: 130 Union Road, Spring Valley, New York, located on the east side of Union Road, approximately 70 feet south from the intersection of Eckerson Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 50.13-3-33.1 and is located in an R-15C zone.

The existing structure will be demolished. The Town of Ramapo Planning Board issued a Negative Declaration for the project pursuant to the State Environmental Quality Review Act (SEQRA) for the Unlisted Action on May 13, 2025. The property in question is: 14 Vincent Road, Spring Valley, New York, located on the east side of Vincent Road, approximately 113 feet north from the intersection of Vincent Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 50.17-1-54 and is located in an R-15C zone.
