LEGAL NOTICE

 

NOTICE IS HEREBY GIVEN THAT a public hearing will be held  in person,by the Zoning Board of Appeals of the Town of Ramapo on Thursday, June 5, 2025, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:    

Application # 25-203: BH 9 LLC, 25 Robert Pitt Drive, Suite 105, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling with one accessory apartment, which will have greater than permitted floor area ratio. The existing structure will be demolished. A variance will be required from Section 376-65B in that entrances for the accessory apartment must be on the side or rear of the principal dwelling. A variance will also be required from Section 376-65C for accessory units greater than 1,500sf and greater than 50% of the principle structure. A variance will also be required for Section 376-65D in that the location of the accessory apartment may not extend beyond the footprint of the principal dwelling. The property in question is: 9 Manor Drive, Monsey, New York,located on the north side of Manor Drive, approximately 290 feet west from the intersection of Blauvelt Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 49.19-5-47 and is located in an R-15A zone.

Application # 25-204: Trodale Developers, 1 Executive Boulevard, Suite 201, Suffern, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will have less than the required total side setback, rear setback and greater than permitted development coverage and floor area ratio. The existing structure will be demolished. A variance will also be required from Section 376-65C for accessory units greater than 1,500sf and greater than 50% of the principle structure. A variance will also be required for Section 376-65D in that the location of the accessory apartment may not extend beyond the footprint of the principal dwelling. A variance will also be required for Section 376-65G(1) in that a three-family detached dwellings constructed townhouse style are permitted only one accessory dwelling unit. A variance is required from Section 376-65G(2), in that three-family semi-attached dwellings constructed townhouse style are permitted only one accessory dwelling unit. A variance is required from Section 376-65G(3), in that a three-family dwelling, not constructed townhouse style, are permitted only one accessory apartment. The property in question is: 10 Herrick Avenue, Spring Valley, New York, located on the east side of Herrick Avenue, approximately 500 feet north from the intersection of West Central Avenue, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 57.09-1-54 and is located in an R-15C zone.

Application # 25-205: Barbara Schwimmer, 19 Jeffrey Place, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments (under construction), which will have less than the required front setback, front yard, side setback and total side setback. The existing structure will be demolished. The property in question is: 3 Jeffrey Place, Monsey, New York, located on the east side of Jeffrey Place, approximately 80 feet north from the intersection of Maple Avenue, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.08-3-34 and is located in an R-15C zone.

Application # 25-206: C Dagracalobo, 22 Camp Hill Road, Pomona, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a garage extension to a single-family dwelling, which will have greater than permitted development coverage. The property in question is: 22 Camp Hill Road, Pomona, New York,located on the east side of Camp Hill Road, approximately 30 feet east from the intersection of Tara Drive, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 33.13-2-13 and is located in an RR-80 zone.

Application # 25-207: Elazer David Wiedner, 6 Mirror Lake Road, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-lot subdivision with a single-family dwelling on each lot, which will have less than the required lot area, lot width (on lot 1), front setback, front yard, side setback (on lot 1) and greater than permitted floor area ratio (on lot 2). The existing residence will remain on the lot. The property in question is: 6 Mirror Lake Road, Spring Valley, New York,located on the north side of Mirror Lake Road, approximately 0 feet east from the intersection of Andover Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 50.19-3-48 and is located in an R-15 zone.

Application # 25-208: Congregation Mercaz Hatorah of Belle Harbor, 505 Beach 129th Street, Rockaway Park, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a school and dormitory, which will have less than the required interior driveway. The property in question is: 33 Gessner Terrace, Pomona, New York, located on the west side of Gessner Terrace, approximately 689 feet north from the intersection of Leador Lane, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 33.19-3-37 and is located in an R-35 zone.
