NOTICE IS HEREBY GIVEN THAT a public hearing will be held by the Zoning Board of Appeals of the Town of Ramapo on Thursday,  August 12, 2021, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters: 

Application # 21-178: Congregation RSK,53-55 Carlton Road, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of aSchool and dormitory, which will have less than the required lot area, lot width, side setback, total side setback, rear setback, parking, greater than permitted development coverage and greater than permitted floor area ratio.  A variance willbe required from Section 376-121 (A), in that the structure cannot be located less than twenty-five (25) feet to the inner road.  A variance will also be required from Section 376-121 (A) 6, in which a twenty-five (25) foot buffer is required. The property in question is: 53-55 Carlton Road, Monsey, New York, located on the south side of Carlton Road, approximately 400  feet west from the intersection of W. Maple Avenue, which is known and designated on the Ramapo Tax Map as Section 49.18-2-22.22 & 23 in an R-35 zone. 

Application # 21-172: Alex Goldberger, 305 Airport Executive Park, Nanuet, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of atwo-family dwelling, which will have less than the required lot area, lot width, l side setback and street frontage.  The property in question is: 81 Rockland Lane, Spring Valley,  New York, located on the north side of Rockland Lane, approximately 100 feet east from the intersection of Fletcher Court, which is known and designated on the Ramapo Tax Map as Section 50.07-4-14 in an R-15 zone.  

Application # 21-169: Abraham Pinkowitz, 1 Hershel Terrace, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of a three-family dwelling with three accessory apartments, which will have less than the required total side setback and greater than permitted floor area ratio.  The property in question is: 3 Hopal Lane, Monsey,  New York, located on the south side of Hopal Lane, approximately 137 feet west from the intersection of Blauvelt Road, which is known and designated on the Ramapo Tax Map as Section 56.07-4-34 an R-15C zone.  

Application # 21-179: Joseph Mayerhoff, 32 Carlton Road, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of asingle-family dwelling to a  two-family dwelling, which will have less than the required lot area, lot width, side setback, total side setback, street frontageand greater than permitted development coverage and greater than permitted floor area ratio.  The property in question is: 32 Carlton Road, Monsey,  New York, located on the north side of Carlton Road, approximately 110 feet east from the intersection of Sands Point Road, which is known and designated on the Ramapo Tax Map as Section 49.19-4-21 in an R-15 zone.  

Application # 21-173: Congregation Khal Torath Chaim, 15 Elyon Road, Monsey, New York, for the variances of the requirements of Section 376-31 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of athree-family dwelling with three accessory apartments, which will have than the required front setback, front yard, rear setback, rear setback to deck, wall height, greater than permitted development coverage and greater than permitted floor area ratio.The property in question is: 121 Route 306, Monsey, New York, located on the west side of Route 306, approximately 813 feet north from the intersection of Maple Avenue,  which is known and designated on the Ramapo Tax Map as Section 56.07-4-9 in an R-15C zone.  

Application # 21-174: 68 ONT Holdings, LLC., P.O. Box 2384, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling (existing), addition of steps, window wells and overhangs,which will have less than the required front yard, front setback and rear setback.  The property in question is: 64 Old Nyack Turnpike, Monsey, New York, located on the north side of Old Nyack Turnpike, approximately 205feet west from the intersection of Brewer Road, which is known and designated on the Ramapo Tax Map as Section 56.20-3-23.2in an R-15A zone.  

Application # 21-175: 68 ONT Holdings, LLC., P.O. Box 2384, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling (existing), addition of steps, window wells and overhangs, which will have less than the required front yard, front setback and rear setback.  The property in question is: 66 Old Nyack Turnpike, Monsey, New York, located on the north side of Old Nyack Turnpike, approximately 205 feet west from the intersection of Brewer Road, which is known and designated on the Ramapo Tax Map as Section 56.20-3-23.3 in an R-15A zone.  

Application # 21-176: 68 ONT Holdings, LLC., P.O. Box 2384, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling (existing), addition of steps, window wells and overhangs, which will have less than the required front yard, front setback and rear setback.  The property in question is: 68 Old Nyack Turnpike, Monsey, New York, located on the north side of Old Nyack Turnpike, approximately 205 feet west from the intersection of Brewer Road, which is known and designated on the Ramapo Tax Map as Section 56.20-3-23.4 in an R-15A zone.  

Application # 21-177: 68 ONT Holdings, LLC., P.O. Box 2384, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling (existing), addition of steps, window wells and overhangs, which will have less than the required front yard, front setback and rear setback.  The property in question is: 62 Old Nyack Turnpike, Monsey, New York, located on the north side of Old Nyack Turnpike, approximately 205 feet west from the intersection of Brewer Road, which is known and designated on the Ramapo Tax Map as Section 56.20-3-23.1 in an R-15A zone.  

Application # 21-180: Villas at Remsen, P.O. Box 342, Monsey New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-familydwelling with one accessory apartment,which will have greater than permitted floor area ratio . The property in question is: 81 Remsen Avenue (lot 1), Monsey, New York, located on the west side of Remsen Avenue, approximately 500 feet west from the intersection of Grove Street, which is known and designated on the Ramapo Tax Map as Section 56.10-2-17.1 in an R-15A zone.  

Application # 21-181: Lanzut Estates, LLC.,8 Rovna Court, #203, Monroe,New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-familydwelling with three accessory apartments,which will have less than the required lot area, lot width, side setback, total side setback, rear setback, street frontage, parking and  greater than permittedfloor area ratio and greater than permitted development coverage. A variance will be required from Section 280(a), in that the lot does not have required frontage on a public road.  A variance will be required from Section 376-65 B, in which the access entrance should be located on the side/rear of the building.  A variance will be required from Section 376-65 C, which will have greater than permitted apartment size.  A variance will be required from 376-65 D, in that the location of the accessory dwelling unit cannot extend beyond the footprint of the principal structure.  A variance will also be required from 376-65G 3, in that a three-family residence semi attached, are permitted only one accessory apartment.  The property in question is:5 Lanzut Court, Monsey, New York, located on the west side of Lanzut Court, approximately 175feet west from the intersection of Saddle River Road, which is known and designated on the Ramapo Tax Map as Section 56.11-3-19 in an R-15C zone.  

Application # 21-182: Lanzut Estates, LLC., 8 Rovna Court, #203, Monroe, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-familydwelling with three accessory apartments, which will have less than the required lot area, lot width, side setback, total side setback, rear setback, street frontage and  greater than permitted floor area ratio and greater than permitted development coverage.
