NOTICE IS HEREBY GIVEN THAT a public hearing will be held  in person,by the Zoning Board of Appeals of the Town of Ramapo on Thursday, July 31, 2025, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:    

Application # 25-216: Josh Spitz, 9 Marjorie Drive, Suffern, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a single-family dwelling, which will have less than required side setback and total side setback. The property in question is: 10 Anjou Lane, Monsey, New York, located on the north side of Anjou Lane, approximately 280 feet north from the intersection of Bartlett Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 49.11-1-7.1 and is located in an R-40 zone.

Application # 25-229: FFT Orchard LLC, 46 College Road, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling, which will have less than the required lot area, lot width, front yard, street frontage and greater than permitted floor area ratio. The existing structure will be demolished. The property in question is: 15 Orchard Street, Spring Valley, New York, located on the north side of Orchard Street, approximately 400 feet west from the intersection of North Main Street, which is known and designated on the Ramapo Tax map as Section, Block, Lot 50.14-4-43.1 and is located in an R-15 zone.

Application # 25-232: Park Tree LLC, 9C Kaufman Court, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with two accessory apartments. A variance is required from Section 376-65B for accessory unit entrances in front of the principal dwelling. A variance is required from Section 376-65C for accessory units greater than 1,500sf and greater than 50% of the principle structure. A variance is required from Section 376-65D, in that the location of the accessory dwelling unit cannot extend beyond the footprint of the principal structure. The property in question is: 13 Gwen Lane, Monsey, New York, located on the east side of Gwen Lane, approximately 700 feet east from the intersection of West Central Avenue, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.12-2-14.1 and is located in an R-15C zone.

Application # 25-233: Yitty Friedman Residence LLC, 14 Suffern Place, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling (under construction), which will have less than the required side setback and total side setback. The property in question is: 14 Suffern Place, Monsey, New York, located on the west side of Suffern Place, approximately 650 feet south from the intersection of NY Route 59, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.14-3-23 and is located in an R-15 zone.

Application # 25-234: Ohr Somayach, 250 Route 306, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a religious campus, which will have less than required front setback, front yard, total side setback and greater than permitted development coverage. The property in question is: 250 Route 306, 357 Viola Road, 363 Viola Road, 365 Viola Road and 244 Route 306, Monsey, New York, located on the east side of Route 306, approximately 350 feet south from the intersection of Route 306 and Viola Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 49.12-2-46, 49.12-2-47, 49.12-2-48, 49.12-2-49 & 49.12-2-50 and is located in an R-25 zone.

Application # 25-238: Chaim Pollak, 4 Crown Road, Unit 213, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will have less than required lot area, front setback (Union Road), front yard (Union Road), front setback (Gilda Road) front yard (Gilda Road), side setback, total side setback and greater than permitted building height, floor area ratio and development coverage. A variance will be required from Section 376-65C for accessory units greater than 1,500sf and greater than 50% of the principle structure. The existing structure will be demolished. The property in question is: 206 Union Road, Spring Valley, Monsey, New York, located on the east side of Union Road, approximately 200 feet south from the intersection of Viola Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 50.09-3-15 and is located in an R-15 zone.

Application # 25-239: Sapphire Ventures LLC, 681 Chestnut Ridge Road, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three family dwelling with three accessory apartments, which will have less than required side setback, total side setback, rear setback and greater than permitted development coverage. The existing lot line will be removed and the existing structures will be demolished. The property in question is: 50 and 52 Decatur Avenue, Spring Valley, New York, located on the east side of Decatur Avenue, approximately 200 feet south from the intersection of Stephens Place, which is known and designated on the Ramapo Tax map as Section, Block, Lot 57.09-1-10 and 57.09-1-9 and is located in an R-15C zone.

Application # 25-240: 2 Roberts LLC, 1 Larissa Court, Airmont, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two family dwelling, which will have less than required lot area, rear yard, front yard, front setback and greater than permitted development coverage and floor area ratio. A variance is required from Section 376-78A for more than four cars within 75 feet of an intersection. The existing structure will be demolished. The property in question is: 2 Roberts Road, Monsey, New York, located on the south side of Roberts Road, approximately 0 feet east from the intersection of Suffern Place, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.14-3-34 is located in an R-15 zone.

Application # 25-241: Union RD SV Properties LLC, 73 Union Road, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three family dwelling with three accessory apartments, which will have less than required lot area, lot width, front yard, front setback, side setback, rear setback, window well rear setback and greater than permitted development coverage and floor area ratio. A variance will be required from Section 376-78A for more than four parking spaces within 75feet of an intersection. The existing structure will be demolished. The property in question is: 73 Union, Spring Valley, New York, located on the southwest side of Union Road, approximately 0 feet northwest from the intersection of Park Street, which is known and designated on the Ramapo Tax map as Section, Block, Lot 50.17-2-26 is located in an R-15C zone.

Application # 25-242: Simon Neuman, 98 East Eckerson Road, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two family dwelling, which will have less than required lot area, lot width, side setback, total side setback, rear setback, street frontage, rear setback to deck and greater than permitted development coverage and floor area ratio. The property in question is: 98 East Eckerson Road, Spring Valley, New York, located on the south side of Eckerson Road, approximately 261 feet west from the intersection of Buena Vista Avenue, which is known and designated on the Ramapo Tax map as Section, Block, Lot 50.14-3-12 is located in an R-15 zone.

Application # 25-243: Nachman Baumwolspiner, 12 Poplar Road, Garnerville, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a conversion of a house of worship to a school, which will have less than required lot area, lot width, front yard to parking, total side setback, side yard, rear setback, rear yard, street frontage, side setback and greater than permitted development coverage. The Town of Ramapo Planning Board issued a Negative Declaration for the project pursuant to the State Environmental Quality Review Act (SEQRA) for the Unlisted Action on May 23, 2025.The property in question is: 66 Highview Road, Monsey, New York, located on the north side of Highview Road, approximately 200 feet west from the intersection of College Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.06-1-14 is located in an R-25 zone.
