NOTICE IS HEREBY GIVEN THAT a public hearing will be held  in person,by the Zoning Board of Appeals of the Town of Ramapo on Thursday, July 24, 2025, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:    

Application # 25-190: Esther Blum as power of attorney for Meir Klein, 21 Suzanne Drive, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will have less than required rear setback, rear setback to deck and greater than permitted floor area ratio and development coverage. A variance will be required from Section 376-65C for accessory units greater than 1,500sf and greater than 50% of the principle structure. A variance will be required from Section 376-65D, in that the location of the accessory dwelling unit cannot extend beyond the footprint of the principal structure. A variance is required from Section 376-65G(3) in that only one accessory apartment for the entire three-family residence is permitted. The existing structure on the lot will be demolished. The property in question is: 2 Lanzut Court, Monsey, New York, located on the north side of Lanzut Court, approximately 135 feet west from the intersection of Saddle River Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.11-3-15 and is located in an R-15C zone.

Application # 25-209: Manor Drive Corp., 7 Manor Drive, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling with one accessory apartment, which will have greater than permitted floor area ratio and development coverage. The existing structure will be demolished. The property in question is: 7 Manor Drive, Monsey, New York, located on the east side of Manor Drive, approximately 227 feet west from the intersection of Blauvelt Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 49.19-5-48 and is located in an R-15A zone.

Application # 25-225: Aron Eigner, 63 South Cole Court, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling, which will have greater than permitted floor area ratio. The existing structure will be demolished. The property in question is: 63 South Cole Court, Spring Valley, New York, located on the west side of South Cole Court, approximately 374 feet south from the intersection of Park Avenue, which is known and designated on the Ramapo Tax map as Section, Block, Lot 57.13-1-15 and is located in an R-15 zone.

Application # 25-228: Mayer Weber, 15 Perlman Drive, Suite 120, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will have less than required rear setback and greater than permitted floor area ratio and development coverage. The existing structure on the lot will be demolished. The property in question is: 41 North Saddle River Road, Monsey, New York, located on the east side of Saddle River Road, approximately 250 feet south from the intersection of Homestead Lane, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.11-2-79 and is located in an R-15A zone.

Application # 25-236: 158 & 160 Eckerson LLC, 13 Vincent Road, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a four lot subdivision with a two-family dwelling with two accessory apartments on each lot, which will have less than required lot area, lot width on lots 1 and 4, front setback, front yard, side setback, total side setback on lots 1, 2 and 4, rear setback, rear yard, street frontage on lots 3 and 4, rear setback to deck on lots 3 and 4 and greater than permitted development coverage. A use variance is required from Section 376-31. The property in question is: 158, 162, 166 & 170 West Eckerson Road, Spring Valley, New York, located on the south side of West Eckerson Road, approximately 114 feet east from the intersection of Union Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 50.13-3-35.1, 35.2, 35.3 and 35.4 and is located in an R-15 zone.
