LEGAL NOTICE 

 

NOTICE IS HEREBY GIVEN THAT a public hearing will be held, in person,  by the Zoning Board of Appeals of the Town of Ramapo onThursday,August 11, 2022 at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters: 

Application # 22-333Yehuda Frank, 1 Jackson Avenue, Spring Valley, New York, for variances of the requirements of Section376-131D(1) of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of  two-family dwelling with one accessory apartment, which will have less than the required lot area, total side setback, street frontage, greater than permitted development coverage and greater than permitted floor area ratio. A variance is required from Section 376-52C, in which a fence or wall more than six (6) feet in height must be setback from the lot line a distance to two-thirds (2/3) it’s height.  A variance will also be required from Section 280A, in that the lot does not have required street frontage on a public road.  The property in question is: 107 Remsen Avenue, Monsey, New York, located on the west side of RemsenAvenue, approximately 1,050 feet south from the intersection of Hilda Lane, which is known and designated on the Ramapo Tax map as Section 56.10-2-14 in an R-15A zone.

Application # 22-334:  Shimshon Rosenberg, 5 Greene Road, Spring Valley, New York, for variances of the requirements of Section 376-41of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of  atwo-family dwelling, which will have less than the required lot area, lot width, front yard, front setback, side setback, total side setback, rear setback, street frontage and greater than permitted floor area ratio. The property in question is: 5 Greene Road, Spring Valley, New York, located on the east side of Greene Road, approximately 200 feet southfrom the intersection of Inwood Drive, which is known and designated on the Ramapo Tax map as Section 50-15-4-38 in an R-15 zone.  

Application # 22-336: Westgate Estates, LLC, 1 Executive Boulevard, Suffern, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling, which will have less than the requiredfront setback and side setback. The property in question is:  478 West Central Avenue, Spring Valley, New York, located on the north side of West Central Avenue, approximately 304 feet north from the intersection of Decatur Avenue, which is known and designated on the Ramapo Tax Map as Section 57.09-1-59.3in an R-15C zone. 

Application # 22-337:  Villas at Remsen, P.O. Box 342, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of atwo-family dwelling with one accessory apartment, which will have less than required side setback and total side setback. The property in question is:  81 Remsen Avenue, Monsey, New York, located on the west side of west side of Remsen Avenue, approximately 500 feet west from the intersection of Grove Street, which is designated on the Ramapo Tax Map as Section 56.10-2-17.1 in an R-15A zone. 

Application # 22-338:  Isaac and Judy Moskovitz, 87 Decatur Avenue, Spring Valley,New York, for the variances of the requirements of Section 376-131D1of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling, which will have less than required front yard, front setback, total side setback, rear setback, rear setback (deck), greater than permitted development coverage and greater than permitted floor area ratio.A variance will also be required from Section 376-71 (A), in that parking is prohibited in any required yard. The property in question is:  87 Decatur Avenue, Spring Valley, New York, located on the west side of Decatur Avenue,approximately 130 feet south from the intersection ofMaple Avenue, which is designated on the Ramapo Tax Map as Section 57.05-2-31in an R-15C zone.

Application # 22-339:  Eugene Goldenberg, 10 Melaney Drive, Monsey,New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of a single-family dwelling with addition of in-ground pool and pool house, which willhave less than the required side setback, total side setback and greater than permitted floor area ratio. The property in question is:  10 Melaney Drive, Monsey, New York, located on the west side of Melaney Drive,approximately 255 feet south from the intersection ofGrandview Avenue, which is designated on the Ramapo Tax Map as Section 41.15-3-14 in an R-35 zone. 

Application # 22-349:  Shai Stern, 103 Norben Road, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a single-family dwellingwhich will have less than the required side setback and total side setback. The property in question is:  49 Parker Boulevard, Monsey, New York, located on the north side of Parker Boulevard,approximately 270 feet east from the intersection ofNorben Road, which is designated on the Ramapo Tax Map as Section 41.18-3-3 in an R-35 zone. 

Application # 22-350:  183 Maple, LLC, PO Box 312, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwellingwith one accessory apartment, semi-attached, which will have greater than permitted floor area ratio.  A variance will also be required from Section 376-61, in that the dwellings do not have the required outer court.  The property in question is:  185 Maple Avenue, Monsey, New York, located on the south side of Maple Avenue,approximately 314 feet east from the intersection ofMonsey Boulevard, which is designated on the Ramapo Tax Map as Section 56.08-4-4.1 in an R-15C zone. 

Application # 22-351:  183 Maple, LLC, PO Box 312, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with one accessory apartment, semi-attached, which will have greater than permitted floor area ratio.  A variance will also be required from Section 376-61, in that the dwellings do not have the required outer court.  The property in question is:  183 Maple Avenue, Monsey, New York, located on the south side of Maple Avenue,approximately 314 feet east from the intersection of Monsey Boulevard, which is designated on the Ramapo Tax Map as Section 56.08-4-4.2 in an R-15C zone.
