NOTICE IS HEREBY GIVEN THAT a public hearing will be held via Zoom and in person, by the Zoning Board of Appeals of the Town of Ramapo on Thursday,October 19, 2023, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:

Application # 23-079: Yeshiva D Monsey, 2 Roman Boulevard, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a school and dormitory (existing) with proposed addition (14 and 16 Roman Boulevard) and a new school and dormitory (13 Walter Drive), which have less than required lot area, front setback on Roman Boulevard, front yard on Walter Drive, side setback, total side setback, side yard parking, greater than permitted development coverage and greater than permitted floor area ratio.  A variance will be required from Section 376-121A (2), having less than twenty-five (25) feet between dormitory and interior road.  A variance will also be required from Section 376-121A (6), no buffer provided.  The property in question is:  14 and 16 Roman Boulevard and 13 Walter Drive, Monsey, New York, located on the east side of Roman Boulevard, 0 feet east from the intersection of Maple Leaf Road, which is known and designated on the Ramapo Tax map as Section 56.08-5-36 and 56.08-5-48.1 in an R-15C zone. 

Application # 23-105: Nechuma Terebelo, 46 College Road, Monsey,New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of a single family to a three family dwelling with three accessory apartments, which will have less than the required lot width, front setback, front yard, side setback, total side setback, street frontage, rear setback, rear setback to deck, greater than permitted development coverage and greater than permitted floor area ratio.  A variance will be required from Section 376-65B, in which the access entrance should be located on the side/rear of the building. A variance will be required from Section 376-65C, which will have greater than permitted accessory apartment size and cannot exceed fifty (50%) of the principal structure.A variance will be required from Section 376-65G (1) and (3), in that a three-family dwelling not constructed townhouse style are permitted only one accessory apartment (detached or semi-attached).  A variance will be required from 376-65D, in that the location of the accessory dwelling unit cannot extend beyond the footprint of the principal structure. Application # 23-107Amrom Weisz, 12 Gwen Lane, Monsey, New York, for variances of the requirements of Sections 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of athree family dwelling with three accessory apartments, which will have less than the required front setback, front yard, side setback, total side setback, rear setback  greater than permitted floor area ratio and greater than permitted development coverage.  A variance will be required from Section 376-65C, which will have greater than permitted accessory apartment size and cannot exceed fifty (50%) of the principal structure. A variance will also be required from 376-65D, in that the location of the accessory dwelling unit cannot extend beyond the footprint of the principal structure.The property in question is: 564 West Central Avenue, Spring Valley, NewYork, located on thewest side ofWest Central Avenue, approximately60 feet from the intersection of Monsey Boulevard, which is known and designated on the Ramapo Tax map as Section 56.12-2-8in an R-15C zone. 

Application # 23:108  Motty Waldman, 125 Horton Drive, Monsey, New York, for variances of the requirements of Sections 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments (under construction), which will have greater than permitted floor area ratio.  A variance will also be required from Section 376-65C, which will have greater than permitted accessory apartment size and cannot exceed fifty (50%) of the principal structure. The property in question is: 29 Calvert Drive, Monsey, New York, located on the south side of Calvert Drive, 0 feet west from the intersection of School Terrace, which is known and designated on the Ramapo Tax map as Section  49.15-3-25.1 in an R-15C zone.

Application # 23:111  Janet Gay Newman Irrevocable Trust and Paul Uhry Newman, Trustee, 46 South Mountain Road, New City, New York, for variances of the requirements of Sections 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-lot subdivision. Lot 1 has existing structures and lot 2 would be conveyed to the County of Rockland as permanent open space, both lots 1 and 2 will  have less than required street frontage.  A variance will also be required from Section 280A for lot 1 and lot 2, in which the lots do not have the required frontage on a public road.The property in question is: 46 South Mountain Road, New City, New York, located on the north side of Dogwood Lane, approximately 1,630 feet northwest from the intersection of Brook Road and Buena Vista Road, which is known and designated on the Ramapo Tax map as Section  33.12-1-2.1 in an RR-80 zone.
