NOTICE IS HEREBY GIVEN THAT a public hearing will be held  via zoom and in person, by the Zoning Board of Appeals of the Town of Ramapo on Thursday, November 3, 2022, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:

Application # 22-384Reuven Herzog, 47 Briarcliff Drive, Monsey, New York for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an addition to an existing single-family dwelling which will have greater than permitted floor area ratio.  The property in question is:  47 Briarcliff Drive, located on the east side of Briarcliff Drive, approximately 160 feet south from the intersection of Sutton Road, which is located on the Ramapo tax map as Section 49.19-4-84 in a R-15 zone. 

Application # 22-377Yitzchok Pfeifer, 515 Flushing Avenue, Brooklyn, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a single-family dwelling which will have less than the required side setback and total side setback.The property in question is: 38 Fern Drive, Monsey, New York, located on the north side of Fern Drive, approximately550 feet north from the intersection of Gala Court, which is known and designated on the Ramapo Tax map as Section 49.6-2-38.9 in an R-25 zone. 

Application # 22-381:  Menachem Davidson, 4 Youmans Drive, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling, which will less than required lot area, lot width, side setback, total side setback, street frontage and greater than permitted floor area ratio.  The property in question is: 12 Northbrook Road, Spring Valley, New York, located on the east side of Northbrook Road, approximately150 feet south from the intersection of Sherman Drive, which is known and designated on the Ramapo Tax map as Section 50.15-4-50 in an R-15 zone.

The property in question is: 352 Blauvelt Road, Monsey, New York, located on the east side of Blauvelt Road, approximately 200 feet south from the intersection of Cedar Lane, which is known and designated on the Ramapo Tax map as Section 49.19-7.5 in an R-15C zone. 

Application # 22-365:  Motty Waldman, 13 Brewer Road, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of a single family dwelling to a two family dwelling with one accessory apartment, which will less than required lot area, lot width ,side setback, total side setback, side yard, street frontage and greater than permitted floor area ratio and greater than permitted development coverage A variance will be required from Section 376-65C,  which will have greater than permitted apartment size and cannot exceed fifty (50%) of the principal structure.  A variance will also be required from Section 376-65D, in which the location of the accessory dwelling unit cannot extend beyond the footprint of the principal structure.  The property in question is: 13 Brewer Road, Monsey, New York, located on the south side of Brewer Road, approximately 500 feet east from the intersection of Old Nyack Turnpike, which is known and designated on the Ramapo Tax map as Section 56.20-3-20 in an R-15A zone. 

Application #22-378, Remsen Estates Lot # 5, Abe Brach, 7 Joshua Court, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling with one accessory apartment, which will less than required lot area, total side setback rear setback, rear setback (deck), greater than permitted floor area ratio and greater than permitted development coverage.  A variance will be required from Section 376-65C, in which will have greater than permitted apartment size and cannot exceed fifty (50%) percent of the principal structureA variance will also be required from Section 376-65D, in which the location of the accessory dwelling unit cannot extend beyond the footprint of the principal structure. The property in question is: 17 Garden Circle, Monsey, New York, located on the west side of Garden Circle, approximately 300 feet west from the intersection of Remsen Avenue, which is known and designated on the Ramapo Tax map as Section 56.1-2-10.5 in an R-15A zone.
