NOTICE IS HEREBY GIVEN THAT a public hearing will be held  in person and via zoom, by the Zoning Board of Appeals of the Town of Ramapo on Wednesday, November 1, 2023, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:

Application # 23-110: David and Blima Weingarten, 9 Anjou Lane, Monsey, New York, for variances of the requirements of Sections 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a single-family dwelling, which will have less than required lot areaand lot width on lot 49.11-7.1.  The property in question is: 255 and 257 Viola Road, Monsey, New York, located on the south side of Viola Road, approximately 160 feet west from the intersection of Concord Drive, which is known and designated on the Ramapo Tax map as Section 49.11-1-6 and 49.11-1-7.1 in an R-40 zone.

Application # 23-118: Congregation Tifereth Israel, 55 West Maple Avenue, Monsey, New York, for variances of the requirements of Sections 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a House of Worship, which will have less than the required front setback and front yard on Maple Avenue, side setback, rear setback, greater than permitted floor area ratio and greater than permitted development coverage. A variance will also be required from Section 376-52C, in that a fence or wall more than six (6) feet in height must be setback from the lot line a distance to two-thirds its height. The property in question is: 55 West Maple Avenue, Monsey, New York, located on the west side of West Maple Avenue, 0 feet south from the intersection of Boxwood Lane, which is known and designated on the Ramapo Tax map as Section 56.07-2-20 in an R-15A zone. 

Application # 23-119: Congregation Yeshuos Moshe Viznitz, 177-181 Viola Road, Monsey, New York, for variances of the requirements of Sections 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a school, which will have greater than permitted building height. The property in question is: 177-181 Viola Road, Monsey, New York, located on the south side of Viola Road, approximately 150 feet west from the intersection of Route 74, which is known and designated on the Ramapo Tax map as Section 49.10-1-10.1 and 49.10-1-10.2 through 11 in an R-40 zone.

Application # 23-121: Satmar Monsey Mikvah, 17,19 and 21 Pioneer Avenue, Suffern, New York, for variances of the requirements of Sections 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a community mikvah, which will have less than the required parking, greater than permitted floor area ratio and greater than permitted development coverage. A variance will also be required from Section 376-50, in that parking is not permitted in the required yard or front setback. A variance will also be required from Section 376-77, in which loading berths are required for all non-residential uses. The property in question is: 17,19 and 21 Pioneer Avenue, Suffern, New York, located on the west side of Pioneer Avenue, approximately 140 feet south from the intersection of North Airmont Road, which is known and designated on the Ramapo Tax map as Section 56.08-3-39, 56.08-3-40 and 56.08-3- 41 in an R-25 zone. 

Application # 23-122: Joshua and Deborah Grunwald, 320 Remsen Avenue, Monsey, New York, for variances of the requirements of Sections 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of a single family dwelling to a two family dwelling with one accessory apartment, which will have less than the required lot area, lot width on Highview Road, front yard and front setback on Remsen Avenue, side setback, rear setback, rear setback to deck, greater than permitted development coverage and greater than permitted floor area ratio. A variance will also be required from Section 376-78A, for more than four (4) parking spaces within seventy-five (75) feet of an intersection. The property in question is: 320 Remsen Avenue, New York, located on the west side of Remsen Avenue, 0 feet north from the intersection of Highview Road, which is known and designated on the Ramapo Tax map as Section 56.06-2-43 in an R-15A zone. 

Application # 23-125: Zalmen Markowitz, 26 Fern Drive, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a single-family dwelling with one accessory apartment, which will have less than required side setback and total side setback. A variance will also be required from Section 376-31, a use variance is required as an accessory apartment is not permitted in this zone. The property in question is: 26 Fern Drive, Monsey, New York, located on the east side of Fern Drive, approximately 680 feet north from the intersection of Viola Road, which is known and designated on the Ramapo Tax map as Section 49.06-2-38.6 in an R-25 zone.
