Application # 22-302 Aron Braun, 22 Stephens Place, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three family dwelling with three accessory apartments, which will have less than the required lot area, lot width ( Stephens Place), front setback and front yard (Westside Avenue), front setback and front yard (Stephens Place), side setback, rear setback, rear setback (deck), greater than permitted development coverage and greater than permitted floor area ratio. A variance will be required from Section 376-78A, in that no entrance for off street parking with more than four (4) parking spaces shall be located closer than seventy-five (75’) feet of any intersection. The property in question is: 35 Westside Avenue, Spring Valley, New York, located on the south side of Route Stephens Place, 0 feet west from the intersection of Westside Avenue, which is known and designated on the Ramapo Tax map as Section 57.09-1-2 in an R-15C zone.

Application # 22-303: Congregation Mercaz Hatorah of Belle Harbor, 505 Beach 129th Street, Rockaway Park, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a school and dormitory, which will have less than the required front yard and greater than permitted maximum development coverage. A variance will be required from Section 376-77 C, in that the loading berths may be provided in spaces designated to serve jointly, two (2) or more adjacent establishments, provided the number of required berths are in such joint facilities. A variance will also be required from Section 376-121 A (2), in that the minimum distance between any dormitory and any interior driveway shall be twenty-five (25’) feet. The property in question is: 33 Gessner Terrace and 24, 28 and 30 Marietta Drive, Pomona, New York, located on the west side of Marietta Drive, approximately 575 feet south from the intersection of Leadore Lane, which is known and designated on the Ramapo Tax map as Section 33.19-3-37, 33.19-3-38, 33.19-3-39 and 33.19-3-42 in an R-35 zone.

Application # 22-304: Albert Holdings 2016, LLC, 134 South 9th Street, Apartment 4A, Brooklyn, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling and a local house of worship, which will have less than the required lot area, front setback and front yard (Sylvan Road), side setback, rear setback, rear setback (deck), greater than permitted development coverage and greater than permitted floor area ratio. A variance will be required from Section 376-78A, in that no entrance for off street parking with more than four (4) parking spaces shall be located closer than seventy-five (75’) feet of any intersection. A variance will be required from Section 376-78B, in which parking areas with more than four spaces in a residential district shall be screened from all property lines, including any roads bordering the property. All parking areas and loading berths shall be screened from any residential district boundary where visible.  A variance will also be required from Section 376-52C, in which a fence or wall more than six (6’) feet in height must be setback from the lot line a distance to 2/3 its height. The property in question is: 16 Albert Drive, Monsey, New York, located on the north side of Albert Drive, 0 feet from the intersection of Sylvan Road, which is known and designated on the Ramapo Tax Map as Section 56.11-1-62 in an R-15A zone.

Application # 22-305: Yeshiva Ohr Yisrael, Inc., 48-52 Carlton Road, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a school two (2) dormitories and a caretaker’s residence, which will have less than the required side setback, total side setback, rear setback and greater than permitted development coverage. A variance will be required from Section 376-121A (2), in that the minimum distance between any dormitory and any interior driveway shall be twenty-five (25’) feet. A variance will be provided from Section 376-121A (6), in that a minimum buffer of twenty-five (25’) feet shall be provided. A variance will also be required from Section 376-1216A(2), in which bus access shall be provided on site.  The property in question is: 48-50-52 Carlton Road, Monsey, New York, located on the north side of Carlton Road, approximately 298 feet west from the intersection of West Maple Avenue, which is known and designated on the Ramapo Tax map as Section 49.19-3-73, 49.19-3-74, 49.19-3-75 and 49.19-3-76 in an R-35 zone.

Application # 22-306: Yoel Kiss, 380 Remsen Avenue, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a single-family dwelling, which will have less than the required front setback, front yard, side setback, total side setback and greater than permitted floor area ratio. The property in question is: 380 Remsen Avenue, Monsey, New York, located on the west side of Remsen Avenue, approximately 50 feet west from the intersection of Cloverdale Lane, which is known and designated on the Ramapo Tax map as Section 49.19-3-59 in an R-15 zone.
