NOTICE IS HEREBY GIVEN THAT a public hearing will be held  in person and via zoom,by the Zoning Board of Appeals of the Town of Ramapo on Thursday, March 14, 2024, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:

Application # 24-016: Park Tree, LLC, 9C Kaufman Court, Monsey, New York, for variances requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will have less than the required front yard and front setback. The property in question is:  11 Gwen Lane, Monsey, New York, located on the east side of Gwen Lane , approximately 700 feet east from the intersection of West Central Avenue, which is known and designated on the Ramapo Tax map as Section 56.12-2-14.1 in an R-15C zone. 

Application # 24-017:  Yosef Kohn, 21 Hillcrest Center, Spring Valley, New York, for variances requirements of Section 376-41 of the Zoning Law of the Town of Ramapo for a use variance, to permit the construction, maintenance and use of a two-family dwelling with one accessory apartment, which will have less than the required lot width, lot area, side setback, total side setback, street frontage, greater than permitted development coverage and greater than permitted floor area ratio. The property in question is:  21 Albert Drive, Monsey, New York, located on the south side of Albert Drive, approximately 80 feet south from the intersection of Sylvan Road, which is known and designated on the Ramapo Tax map as Section 56.11-1-81 in an R-15A zone.  

Application # 24-018: 62 Hempstead, LLC/64 Hempstead, LLC, 1 Larissa Court, Airmont, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of a four (4) lot subdivision, consisting of a single-family dwelling on each lot which will have less than the required lot area, lot width, front yard and front setback (private road), side yard, rear setback, rear setback (deck) on lot #1.   Lot # 1 will also require a variance from Section 376-71A, in that parking is prohibited in any required yard. Lot #2 will have less than the required lot area, lot width, , front yard and front setback (private road), side yard, rear setback, rear setback (deck), street frontage and greater than permitted development coverage and greater than permitted floor area ratio. A variance will be required on lot #2 from Section 280 (a), in that the lot does not have required frontage on a public road. A variance will also be required on lot #2 from Section 376-52C, for a fence or wall greater than six (6) feet being less than two-thirds its height from the property. Lot #3 will have less than the required lot area, lot width, , front yard and front setback (private road), rear setback, rear setback (deck), street frontage and greater than permitted floor area ratio. A variance will be required on lot #3 from Section 280 (a), in that the lot does not have required frontage on a public road. A variance will also be required on lot #3 from Section 376-52C, for a fence or wall greater than six (6) feet being less than two-thirds its height from the property. Lot # 4 will have less than the required lot area, lot width, front setback and front yard (private road)., rear setback, rear setback (deck) and greater than permitted floor area ratio. The property in question is: 62-64 Hempstead Road, Spring Valley, New York, located on the east side of N. Hempstead Road, approximately 313 feet east from the intersection of Williams Avenue, which is known and designated on the Ramapo Tax map as Section 50.10-2-91 & 50.10-2-92 in an R-15 zone. 

Application # 24-019 Pinchas Nussbaum, 25 Sunny Ridge Road, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of a single-family dwelling (existing) with addition to create a House of Worship, which will have less required lot area, lot width, front setback front yard, side setback, total side setback, side yard, rear setback, street frontage, parking spaces, greater than permitted development coverage and greater than permitted floor area ratio. The property in question is:  7 Durante Court, Spring Valley, New York, located on the north side of Durante Court, approximately 100 feet west from the intersection of Landau Lane, which is known and designated on the Ramapo Tax map as Section 50.06-3-44 in an R-25 zone. 

Application # 24-020 142 Estates, LLC, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling, which will have less than the required lot width (Fairview Road), lot area, front setback and front yard on Old Nyack Turnpike, front setback and front yard on Fairview Avenue, side setback, rear setback, greater than permitted development coverage and greater than permitted floor area ratio. The property in question is:  142 Fairview Avenue, Spring Valley, New York, located on the east side of Fairview Avenue, 0 feet north from the intersection of Old Nyack Turnpike, which is known and designated on the Ramapo Tax map as Section 57.18-2-85 in an R-15 zone. 

Application # 24-021 17 Ravenna Drive, LLC, 17 Ravenna Drive, Pomona, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a local house of worship, which will have less than the required lot width, lot area, front yard, side setback, total side setback, side yard., street frontage, parking spaces and greater than permitted floor area ratio. A variance will be required from Section 376-78 (a), in that no entrance for off street parking with more than four (4) parking spaces shall be located closer than seventy-five (75) feet of any intersection. A variance will also be required from Section 376-77, in which loading berths are required for all non-residential structures and uses. The property in question is:  17 Ravenna Drive, Pomona, New York, located on the east side of Ravenna Drive, approximately, 50 feet west from the intersection of Tiffin Lane, which is known and designated on the Ramapo Tax map as Section 33.20-1-24 in an R-35 zone. 

Application # 24-022 Bluefield Extension, 7 Ayr Court, Airmont, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three family dwelling with one accessory apartment (partially constructed) with an addition of two accessory apartments, which will have less than the required lot width, front yard, front setback, side setback, total side setback, rear setback, side yard, rear setback (deck), street frontage, greater than permitted floor area ratio and greater than permitted development coverage. A variance will be required from Section 376-78 (a), in that no entrance for off street parking with more than four (4) parking spaces shall be located closer than seventy-five (75) feet of any intersection. A variance will also be required from Section 376-71 B, in which minimal parking stall width shall be nine (9) feet. The property in question is:  13 Lazer Court, Spring Valley, New York, located on the east side of Union Road, approximately, 365 feet south from the intersection of Eckerson Road, which is known and designated on the Ramapo Tax map as Section 50.13-3-30.2 in an R-15 zone.
