LEGAL NOTICE

 

NOTICE IS HEREBY GIVEN THAT a public hearing will be held, in person, by the Zoning Board of Appeals of the Town of Ramapo on Thursday, July 28, 2022 at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:

 

Application # 22-300: Yosef Emuna, 129 Grandview Avenue, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of steps on side of property to basement to an existing single-family dwelling, which will have less than the required total side setback. The property in question is: 108 Norben Road, Monsey, New York, located on the north side of Norben Road, approximately 500 feet south from the intersection of Grandview Avenue, which is known and designated on the Ramapo Tax map as Section 41.14-2-14 in an R-35 zone.

Application # 22-323:  AS Monsey Management, LLC, 2 Edwin Lane, Monsey, New York, for variances of the requirements of Section 376-131D(1) of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of  a three-family dwelling (existing), with addition of three family dwelling, which will have less than the required lot area, front setback and front yard on Maple Avenue, front setback (deck) and front yard (deck) on Maple Avenue, total side setback and greater than permitted development coverage. A variance will also be required from Section 376-61A, an outer court shall be at least 20 feet wide, as wide as its depth or as wide as the height of the highest wall adjoining said court, whichever is the greatest. The property in question is: 2 Edwin Lane, Monsey, New York, located on the north side of Edwin Lane, 0 feet east from the intersection of Roman Boulevard, which is known and designated on the Ramapo Tax map as Section 56.08-5-5 in an R-15C zone. 

Application # 22-324:  Cheskel and Rebecca Libby Friedman, 4 Joan Lane, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of  a single-family dwelling (under construction), which will have less than the required total side setback and greater than permitted floor area ratio. The property in question is: 4 Joan Lane, Monsey, New York, located on the east side of Joan Lane, approximately 101 feet north from the intersection of Carlton Road, which is known and designated on the Ramapo Tax map as Section 49.19-6-38 in an R-15A zone.  

Application # 22-326: Mayer Rosenberg, 32 Crest Court, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two family dwelling, with one accessory apartment, which will have less than the required lot area, lot width, front setback and front yard on Route 306, front setback and front yard on Maple Avenue, side setback, rear setback, rear setback (deck) and greater than permitted development coverage. The property in question is: 101 Route 306, Monsey, New York, located on the west side of Route 306, 0 feet west from the intersection of Maple Avenue, which is known and designated on the Ramapo Tax Map as Section 56.7-4-18 in an R-15C zone.

Application # 22-327: MRB Development, LLC, 8 Rovna Court, #203, Monroe, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with one accessory apartment, which will have greater than permitted floor area ratio. The property in question is: 53 Main Street, Monsey, New York, located on the west side of Main Street, approximately 100 feet south from the intersection of Main Street, which is designated on the Ramapo Tax Map as Section 56.11-2-70 in an R-15C zone.

Application # 22-328: Yehoshua Rubin, 12 Herrick Avenue, Unit 104, Spring Valley, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of a three-family dwelling with three accessory apartments (existing) and convert one accessory apartment, unit 104 to habitable space, which will have greater than permitted floor area ratio. The property in question is: 12 Herrick Avenue, Spring Valley, New York, located on the east side of Herrick Avenue, approximately 100 feet south from the intersection of Woodside Place, which is designated on the Ramapo Tax Map as Section 57.09-1-52.104 in an R-15C zone.

Application # 22-329: Noam Hotorah, 20 Howard Drive, Spring Valley, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of a two-family dwelling with two accessory apartments to a three-family dwelling with one accessory apartment, which will greater than permitted floor area ratio. The property in question is: 23 Decatur Avenue, Spring Valley, New York, located on the west side of Decatur Avenue, approximately 160 feet north from the intersection of West Central Avenue, which is designated on the Ramapo Tax Map as Section 57.09-1-26.1 and 57.09-1-26.2 in an R-15C zone.

Application # 22-330: David Malool, 6 Miele Road, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling, which will have less than required lot area, front setback, front yard, and greater than permitted floor area ratio. The property in question is: 6 Miele Road, Monsey, New York, located on the north side of Miele Road, approximately 290 feet west from the intersection of Route 59, which is designated on the Ramapo Tax Map as Section 56.15-3-27 in an R-15A zone.

Application # 22-331: Gwen at UTAM Holding Corp, 8 Gwen Lane, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of a single-family dwelling to a three-family dwelling with three accessory apartments, which will have greater than permitted floor area ratio. The property in question is: 8 Gwen Lane, Monsey, New York, located on the northeast side of Gwen Lane, approximately 400 feet north from the intersection of West Central Avenue, which is designated on the Ramapo Tax Map as Section 56.12-2-20 in an R-15C zone.

Application # 22-332: Simon Lok, 2 Ziotchev Way, Unit 201, Monroe, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, semi-attached, which will have lot area, lot width, rear setback, street frontage, greater than permitted floor area ratio and greater than permitted development coverage. The property in question is: 163 Park Lane, Monsey, New York, located on the east side of Park Lane, approximately 678 feet north from the intersection of West Central Avenue, which is designated on the Ramapo Tax Map as Section 56.12-2-67 in an R-15C zone.
