Application # 21-235: Suez Water New York, Inc., Monsey well. No. 31A, 10 Glen Drive, Monsey New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a GAC treatment building to an existing GAC tank, well station building and well pump, which will have less than the required front setback, front yard, total side setback, rear setback and rear yard. The property in question is: 10 Glen Drive, Monsey, New York, located on the south side of Route 59, 800 feet west from the intersection of Saddle River Road, which is known and designate on the Ramapo Tax map as Section 56.15-3-48 in an R-35 zone.

Application # 21-236: Ahron Braun, 23 Union Road, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a school, which will have less than the required front yard, side setback, total side setback, side yard, rear yard, parking spaces, and greater than permitted building height, greater than permitted floor area ratio and greater than permitted development coverage. A variance is required from Section 376-1216 A (1), a recreation area of 30 square feet per student which shall include such recreational facilities as determined by the Planning Board. A variance is required from Section 376-71 (A), in that parking is prohibited in any required yard. A variance is also required from Section 376-52C, in which a fence or wall more than six (6) feet in height must be setback from the lot line a distance to two thirds (2/3) its height. The property in question is: 203-205 West Maple Avenue, Monsey, New York, located on the west side of W. Maple Avenue, approximately 128 feet north from the intersection of Thomas Court, which is known and designate on the Ramapo Tax map as Section 49.10-1-23 in an R-40 zone.

Application # 21-237: Juda Klein, 8 Sunrise Drive, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an existing three-family dwelling with addition of three accessory apartments. Lot#1 will have less than the required lot area, front yard, front setback, side setback, side yard, rear setback, rear yard and greater than permitted development coverage. A variance is also required from Section 376-52 C on Lot #2, in which a fence or wall more than six (6) feet in height must be setback from the lot line a distance to two thirds (2/3) its height. The property in question is: 7 Lane Street, Monsey, New York, located on the east side of Lane Street, approximately 150 feet west from the intersection of Saddle River Road, which is known and designated on the Ramapo Tax Map as Section 56.11-2-74 in an R-15C zone

Application # 21-238: Connectivity Systems, LLC, 241 Viola Road, Monsey, New York, to appeal the building inspector’s decision that the enlargement of the building does not constitute a field change with respect to permit #-20-0292, (building A2 & A3). The property in question is: 79 Grove Street, Monsey, New York, located on the north side of Route 59, 0 feet north from the intersection of Augusta Avenue, which is known and designated on the Ramapo Tax Map as Section 56.11-3-53.6 in an MU-1 zone.

Application # 21-239: Isaac K. and Rifki Steif, 3 Fred Eller Drive, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a single-family dwelling (under construction) with an addition, which will have greater than permitted floor area ratio. A variance will be required from Section 376-65C, which will have less than the required front setback, front yard, side setback and total side setback. The property in question is: 3 Fred Eller Drive, Monsey, New York, located on the south side of Fred Eller Drive, approximately 215 feet west from the intersection of Saddle River Road, which is known and designated on the Ramapo Tax Map as Section 56.15-3-17 an R-15A zone.

Application # 21-240: SG Family Trust, 1 Carter Lane, Monsey, York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-lot subdivision with three family dwellings and three accessory apartments on each lot, which will have less than the required lot area lot width, rear setback, rear setback (deck), street frontage and greater than permitted development coverage. A variance is required from Section 376-5, in which building will less than the fifty (50%) percent attached. A variance will be required from Section 376-65B, in which the access entrance should be located on the side or rear of the building. A variance will be required from Section 376- 65G (2&3), in that a three-family semi attached residence, constructed townhouse style, with a minimum of seventy-five (75) feet are permitted only one accessory apartment and a three-family residence, not constructed townhouse style, are permitted only one accessory apartment. A variance will also be required from Section 376-52C, in which a fence or wall more than six (6) feet in height must be setback from the lot line a distance to two-thirds (2/3) its height. The property in question is: 242 Blauvelt Road, Monsey, New York, located on the east side of Blauvelt Road, approximately 103 feet north from the intersection of Manor Drive, which is known and designated on the Ramapo Tax Map as Section 49.19-5-37 in an R-15C zone.

Application # 21-242: David Slomuc, 113 Union Road, unit #204, Spring Valley, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling with one accessory apartment (under construction), which will have less than the required rear setback and greater than permitted building height and greater than permitted floor area ratio. The property in question is: 230 Remsen Avenue, Monsey, New York, located on the east side of Remsen Avenue, approximately 138 feet east from the intersection of Hilda Lane, which is known and designated on the Ramapo Tax Map as Section 56.06-3-35 in an R-15A zone.

Application # 21-201: Esther Turnheim, 5 De Ronde Road, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a single-family dwelling (existing) with one accessory apartment and an addition, which will have less than the required side setback, total side setback, street frontage and greater than permitted floor area ratio. The property in question is: 5 De Ronde Road, Monsey, New York, located on the south side of De Ronde Road, approximately 116 feet west from the intersection of Caville Drive, which is known and designated on the Ramapo Tax Map as Section 56.16-2-18 in an R-15A zone.
