NOTICE IS HEREBY GIVEN THAT a public hearing will be held  in person and via zoom,by the Zoning Board of Appeals of the Town of Ramapo on Thursday, April 11, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:

Application # 24-026 Morris Herzog, 74 Herrick Avenue, Unit 111, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling (existing) with conversion of basement to living space (constructed), which will have greater than permitted floor area ratio. The property in question is:  74 Herrick Avenue, Unit 111, Spring Valley, New York, located on the east side of Herrick Avenue, approximately 265 feet north from the intersection of Maple Avenue, which is known and designated on the Ramapo Tax map as Section 57.05-1-34.3 in an R-15C zone. 

Application # 24-027 Eluzer Friedman, 113 Remsen Avenue, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of a single family dwelling to a two family dwelling with one accessory apartment, and a proposed addition, which will have less than the required lot width, lot area, front yard, front setback, side setback, total side setback, rear setback, rear setback to deck, street frontage, greater than permitted floor area ratio and greater than permitted development coverage. A variance will be required from Section 376-61, in that the dwellings do not have the required outer court. The property in question is:  113 Remsen Avenue, Monsey, New York, located on the west side of Remsen Avenue, approximately, 197 feet south from the intersection of Garden Circle, which is known and designated on the Ramapo Tax map as Section 56.10-2-12.1 in an R-15A zone. 

Application # 24-028 Rachmim Hakakian, 7 Van Winkle Avenue, Wesley Hills, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a single-family dwelling (existing) with an addition of a ramp, which will have less than the required total side setback. The property in question is: 130 Grandview Avenue, Monsey, New York, located on the west side of Remsen Avenue, approximately, 284 feet west from the intersection of Route 306, which is known and designated on the Ramapo Tax map as Section 41.15-3-25 in an R-35 zone. 

Application # 24-030 Elimelech Abramsky, 17 Overhill Road, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of a single-family dwelling to a two family dwelling and a proposed addition, which will have less than the required lot area, lot width, front setback, front yard, side setback, total side setback, rear setback, rear setback to deck street frontage and greater than permitted development coverage and greater than permitted floor area ratio. The property in question is: 17 Overhill Road, Monsey, New York, located on the east side of Overhill Road, approximately, 297 feet south from the intersection of Sutton Road, which is known and designated on the Ramapo Tax map as Section 49.19-5-67 in an R-15 zone.
