Planning Board Meeting September 12, 2023 at 8:00 pm - IN-PERSON ONLY!!!

NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, NY on Tuesday, September 12, 2023 at 8:00pm.

Planning Board members will attend in-person. Until further notice, applicants, their representatives, and interested members of the public must also attend the meeting in-person.  Written comment on matters on the agenda for a public hearing may be submitted to the Planning Board Secretary by mail or email, but must be received no later than 4:00 PM on the date of the hearing.  The Planning Board will open public hearings on the following application(s) at 8:00 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the meeting agenda posted on the Town website. The application file is also available for review in the Building Department at Town Hall during normal business hours.

  1. Application of Yeshiva Chug Chasam Sofer Machne Avrohom, PO Box 126, Monsey, NY 10952 for Final Subdivision approval of a subdivision plan entitled “25 Monsey Boulevard”, proposing a two-lot subdivision of the 0.383-acre site, with a two-family residence plus 2 accessory apartments on each lot. The residences will be semi-attached. The existing residence and driveway will be removed. The property in question is located at 25 Monsey Boulevard, Monsey NY on the East side of Monsey Boulevard, approximately 0 feet north of West Central Avenue, is designated on the Ramapo Tax Map as Section, Block, Lot 56.12-2-7, and is located in an R-15C Zone.On April 19, 2023, the Planning Board classified the proposed action as an Unlisted SEQRA Action, determined that preparation of an environmental impact statement was not required and that a SEQRA negative declaration would be issued.
  1. Application of Israel Taubenfeld, 15 Allan Drive, Monsey, NY 10952, for Final Subdivision approval of a subdivision plan entitled “14 Singer Avenue”, proposing the subdivision of a 0.39-acre lot, with a new two-family dwelling on the new lot. The existing semi-attached dwelling to remain, with one dwelling unit, on proposed lot 2. The second dwelling unit will remain on an adjacent existing lot and is not part of this application. The property in question is located at 14 Singer Avenue, Spring Valley, New York on the West side of Singer Avenue, approximately 744 feet West of South Madison, is designated on the Ramapo Tax Map as Section, Block, Lot 57.13-1-35, and is located in a R-15 Zone. On March 28, 2023, the Planning Board classified the proposed action as an Unlisted SEQRA Action, determined that preparation of an environmental impact statement was not required and that a SEQRA negative declaration would be issued.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) with respect to an application of Isumer Rosenbaum, 80 Bates Drive, Monsey, NY 10952, for approval of a site development plan entitled “Congregation Tifereth Israel”, proposing a new house of worship. Existing house of worship to be removed. The property in question is located at 55 West Maple Avenue, Monsey, NY on the West side of West Maple Avenue, approximately 0 feet South of Boxwood Lane, is designated on the Ramapo Tax Map as Section, Block, Lot 56.07-2-20 and is located in an R-15A Zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on August 8, 2023, and a coordinated review was initiated on August 11, 2023.  Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Site Plan Discussion with respect to an application of K’hal Torah Utifela, Inc., 19 Trailside Place, New City, NY 10956, for approval of a site development plan entitled “Khal Torah Utifela Inc”, proposing an addition to existing single-family dwelling and converting it to a local house of worship. The property in question is located at 19 Trailside Place, New City, NY on the East side of Trailside Place, approximately 466 feet South of S. Wagon Wheel, is designated on the Ramapo Tax Map as Section, Block, Lot 42.12-1-9 and is located in an R-35 Zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on July 11, 2023, and a coordinated review was initiated on July 24, 2023.  Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
