LEGAL NOTICE


NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, New York, on Tuesday, October 12, 2021 at 8:00pm, and open public hearings on the following application(s) at 8:00 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued.
Please note that this Planning Board meeting will be held in-person.
At the meeting, the Planning Board will hold Public Hearings on the following application(s). Links to files containing the application and supporting documents are available on the Town website using the posted meeting agenda.


1. Application of Ari Waldman, 4 Jeffrey Place, Monsey, New York, for Final Site Plan Approval and Special Permit Approval with respect to a drawing entitled 67 College Road, consisting of a new school and dormitory with a cafeteria and mikvah in the basement on 1.57 acres. The property in question is located at 67 College Road on the West side of College Road and approximately 250 feet North of Highview Road which is known on the Ramapo Tax Map as Section, Block, Lot 49.18-1-27 in an R-25 zone. On July 19, 2021, the Planning Board classified the proposed action as an Unlisted SEQRA action, determined that preparation of an environmental impact statement was not required, and issued a SEQRA negative declaration.


2. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA), Site Plan Discussion and Special Permit Discussion with respect to an application of Bnei Yakov Yosef of Monsey, 23 Union Road, Spring Valley, New York 10977, with respect to a drawing entitled 203-205 West Maple Avenue, consisting of a new school
on 2.4 acres. The property in question is located at 203-205 West Maple Avenue Monsey, New York on the West side of West Maple Avenue, approximately 140 feet South of Thomas Court which is known and designated on the Ramapo Tax Map as Section, Block, Lot 49.10-1-22 & 23 and in an R-40 zone. The Planning Board classified the proposed action as Type 1 SEQRA Action on February 23, 2021 and a coordinated review was initiated on February 24, 2021. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.


3. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat Approval with respect to an application of SG Family Trust, 121 Forshay Road, Monsey, New York, with respect to a drawing entitled 242 Blauvelt Road, consisting of a two-lot subdivision with three family dwelling plus three accessory apartments on each lot on .44 acres. The property in question is located at 242 Blauvelt Road, Monsey, New York on the East side of Blauvelt Road, approximately 103 feet North of Manor Drive, which is known and designated on the Ramapo Tax Map as Section, Block, Lots 49.19-5-37 in an R-15C Zone. The Planning Board classified the proposed action as an Unlisted SEQRA action on July 19, 2021 and a coordinated review was initiated on August 26, 2021. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.


4. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA), Site Plan Discussion and Special Permit Discussion with respect to an application of 607 Route 306 LLC, 607 Route 306, Suffern, New York 10901, with respect to a drawing entitled Pe’er Bais Yaakov (at 607 Route 306), consisting of a new school on 2.0 acres. The property in question is located at 607 Route 306, Suffern, New York on the West side of Route 306, approximately 0 feet West of Boar Court which is known and designated on the Ramapo Tax Map as Section, Block, Lot 32.15-2-15 and in an R-40 zone. The Planning Board classified the proposed action as
an Unlisted SEQRA action on August 4, 2021 and a coordinated review was initiated on September 3, 2021. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.


5. Re-Affirm determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA), dated March 16, 2016, with respect to an application of Seven Lane Street LLC, 35 West Street, Suite 202, Spring Valley, New York 10977, with respect to a drawing entitled 7 Lane Street, which proposes to add three accessory apartments to the dwelling on Lot 1 of a previously approved 3-lot Subdivision on 0.64 acres. The property in question is located at 7 Lane Street, Monsey, New York on the East side of Lane Street, approximately 150 feet West of Saddle River Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.11-2-74 in an R-15C Zone. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
