LEGAL NOTICE


NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will meet on Tuesday, April 5, 2022 at 8:00pm and will open public hearings on the following application(s) at 8:00 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those applications.


The remote meeting will be convened at Ramapo Town Hall, 237 Route 59, Suffern, NY, but the Board members, applicants and their representatives, and the public will attend the meeting remotely via the Zoom platform, using the instructions below.


At the meeting, the Planning Board will hold Public Hearings on the following application(s). After providing opportunity for those present and wishing to be heard to address the Planning Board, the Board will determine whether a Public Hearing should be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the posted meeting agenda.


PLEASE TAKE FURTHER NOTICE that the Executive Order 11.4 extended the current State of Emergency through April 15, 2022. The statutory authority for public bodies to conduct remote meetings will expire when the current State of Emergency expires or is terminated by Executive Order of the Governor. In that event, the Planning Board will give notice on the Town’s website no later than the day of the scheduled meeting that it will meet in-person at Town Hall on that date, and reserves the right to require that applicants and persons wishing to be heard be present in-person, and that persons wishing to enter Town Hall to attend the meeting comply with all applicable federal, state and county health guidance.

1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat Approval with respect to an application of 18 Suffern Place LLC, 1 Larissa Court, Airmont, New York 10952 for approval of a subdivision plan entitled “18 Suffern Pl”. Consisting of a two-lot subdivision with a two-family residence on each lot on the 0.54-acre site. The property in question is located at 18 Suffern Place, Monsey, New York 10952 on the South side of Suffern Place approximately 178 feet West of Roberts Road, is designated on the Ramapo Tax Map as Section, Block, Lot 56.14-3-25 and is located in a R-15 zone. The Planning Board classified the proposed action as an Unlisted SEQRA action on February 8, 2022 and a coordinated review was initiated on February 14, 2022. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.

2. Application of Suez Water New York Inc., 162 Old Mill Road, West Nyack, New York, 10994, for Final Site Plan Approval of a site development plan entitled “Monsey Well 31A”, consisting of construction of a new building to house equipment for PFAS treatment on the 0.4 acre site. The property in question is located at 10 Glen Drive, Monsey, New York, 10952, on the South side of Route 59, approximately 790 feet West of Route 306, which is
known and designated on the Ramapo Tax Map as Section, Block, Lot 56.15-3-48 in an R-35 Zone. On November 9, 2021, the Planning Board classified the proposed action as an Unlisted SEQRA action, determined that preparation of an environmental impact statement was not required, and issued a SEQRA negative declaration.

3. Application of Suez Water New York Inc., 162 Old Mill Road, West Nyack, New York, 10994, for Final Site Plan Approval of a site development plan entitled “Suez Water NY PFAS Compliance- Eckerson Well #71”, consisting of construction of a new building to house equipment for PFAS treatment on the 0.35-acre site. The property in question is located at 123 East Eckerson Road, Spring Valley, on the North side of Eckerson Road, approximately 160 feet East of Rockland Parkway, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 50.15-2-51 in an R-15 Zone. On October 26, 2021, the Planning Board classified the proposed action as an Unlisted SEQRA action, determined that preparation of an environmental impact statement was not required, and issued a SEQRA negative declaration.

4. Application of Bnei Yakov Yosef of Monsey, 23 Union Road, Spring Valley, New York, 10977, for Final Site Plan and Special Permit Approval of a site development plan entitled “203-205 West Maple Avenue” which proposes a new school on 2.4 acres. The property in question is located at 203-205 West Maple Avenue, Monsey, New York, 10952 on the West side of W. Maple Avenue, approximately 140 feet South of Thomas Court, is designated on the Ramapo Tax Map as Section, Block, Lot 49.10-1-22 & 23, and is located in an R-40 Zone. On November 9, 2021 the Planning Board classified the proposed action as Type 1 Action, determined that preparation of an environmental impact statement was not required and that a SEQRA negative declaration would be issued.

5. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Revised Site Plan Discussion of with respect to an application of Brozel Realty Corp., PO Box 200, Monsey, NY 10952 with respect to a drawings entitled “Planimetric Plan A, 48-62 & 72-74 Route 59 and Planimetric Plan B, 48-62 & 72-74 Route 59”, consisting of redevelopment of two adjoining lots including enlarging
existing building, demolition of existing auto body repair shop and resulting vacant land used for parking on 3.3066 acres. The property in question is located at 48-62 & 72-74 Route 59, Monsey, New York on the North side of NYS Route 59, approximately 0 feet West of Robert Pitt Drive which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.16-1-2 & 56.16-1-4 and in an MU-1 zone. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
