Notice of Meeting and Public Hearing of the Town Of Ramapo Zoning Board of Appeals - September 10 @ 6:45 PM via Zoom

LEGAL NOTICE

NOTICE IS HEREBY GIVEN THAT a remote Meeting will be held by the Zoning Board      of Appeals of the Town of Ramapo on Thursday, September 10, 2020 at 6:45 p.m., or as soon thereafter as all matters can be heard at Ramapo Town Hall, 237 Route 59, Suffern, New York. The remote Meeting will be held via the ZOOM platform as Governor Cuomo's Executive Orders allows.  The public will be able to watch or listen to the Meeting, which will be recorded, and a transcript will be available later.  Minutes of actions taken at the meeting will be filed in the Town Clerk's office as soon as possible.  As in-person attendance by board members, applicants and interested members of the public is not permitted because of the COVID-19 Executive Orders issued by the Governor, the procedure for those wishing to participate via ZOOM in the scheduled Public Hearings below will be timely posted on the Town website at WWW.RAMAPO.ORG.  

If you wish to speak at the Public Hearing, please send your name, address, and email address to Corryp@ramapo.org. Please include the application that you wish to speak on no later than 5:00 p.m., prior to the Zoning Board Meeting.

Application # 4834: Eugene and Yenti Samuel, 16 Calvert Drive, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three family dwelling with three accessory apartments, which will have less than the required, side setback, total side setback, rear yard, rear setback (deck) and greater than permitted development coverage.   The property in question is: 14 Calvert Drive, Monsey, New York, located on the north side of Calvert Drive, approximately 375 feet east from the intersection of Crest Court, which is known and designated on the Ramapo Tax Map as Section 49.15-3-20 in an R-15C zone.

Application # 4874: Woodbine Apt, LLC, 9C Kaufman Court, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three family dwelling with two accessory apartments, which will have greater than permitted floor area ratio. The property in question is: 9-11 Gwen Lane, Monsey, New York, located on the west side of Gwen Lane, approximately 1,500 feet from the intersection of West Central Avenue, which is known and designated on the Ramapo Tax Map as Section 56.12-2-14.1 in an R-15C zone.

Application # 4867: Pinchus and Lillian Fried, 61A S. Eight Street, Apt. 4D, Brooklyn, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two family dwelling, which will have less than the required lot area, lot width, side setback, total side setback, street frontage, greater than permitted development coverage and floor area ratio. The property in question is: 7 S. Remsen Avenue, Monsey, New York, located on the east side of South Remsen Avenue, approximately 164 feet south from the intersection of Route 59, which is known and designated on the Ramapo Tax Map as Section 56.14-3-13 in an R-15 zone.

Application # 4868: Lipe Wechter, 16 Quickway Road, Unit 205, Monroe, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two family dwelling with two one accessory, which will have less than the required lot area, lot width, front yard, front setback, side setback, total side setback, rear setback, street frontage, rear setback (deck), greater than permitted development coverage and greater than permitted floor area ratio. The property in question is: 4 Albert Drive, Monsey, New York, located on the north side of Albert Drive, approximately 130 feet west from the intersection of Emes Road, which is known and designated on the Ramapo Tax Map as Section 56.11-1-36 in an R-15A zone.

Application # 4869: Congregation Chashras Mayim, 19 Widman Court, Spring Valley, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an addition to an existing Local House of Worship with Rabbi’s Residence and Caretakers Residence, which will have less than the required side yard. A variance will also be required from Section 376-52C, in that a wall cannot be greater than six feet less than 2/3 the distance from the property line. The property in question is: 19 Widman Court, Spring Valley, New York, located on the west side of Bluefield Drive, approximately 200 feet south from the intersection of Widman Court, which is known and designated on the Ramapo Tax Map as Section 50.13-2-4.34-1 in an R-15C zone.

Application # 4840: Levi H. and Chasia Lehv, 1 Hilltop Place, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of a garage to a single family dwelling, which will have less than the required lot area, lot width, front setback, front yard, side setback, total side setback, street frontage and greater than permitted development coverage. A variance will also be required from Section 280 (a), in that the lot does not have the required frontage on a public road. The property in question is: 88 College Road, Monsey, New York, located on the west side of College Road, approximately 518 feet north from the intersection of Carlton Road, which is known and designated on the Ramapo Tax Map as Section 49.18-1-16 in an R-35 zone.

Application # 4875: 1 Briarcliff Drive Associates, LLC, P.O. Box 258, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two family dwelling which will have less than the required lot area , lot width (Briarcliff Drive), front setback and front yard (Briarcliff Drive), front setback and front yard (Hilltop Lane), total side setback, rear setback, rear setback (deck) and greater than permitted floor area ratio. The property in question is: 1 Briarcliff Road, Monsey, New York, located on the north side of Briarcliff Road, 0 feet east from the intersection of Hilltop Lane, which is known and designated on the Ramapo Tax Map as Section 56.07-3-45 in an R-15 zone.

Subject to the posted procedure, all present at the time an application is called and wishing to address the Board will be heard. Written comments on an application submitted in accordance with the posted procedures will be accepted and considered by the Board as part of the record on that application
