NOTICE IS HEREBY GIVEN THAT a public hearing will be held, in person, by the Zoning Board of Appeals of the Town of Ramapo onThursday,September 8, 2022 at 7:00p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters: 

Application # 22-335:  David Sasson74 Saddle River Road, Monsey, New York, for variances of the requirements of Section376-41of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, semi-attached, which will have less than the requiredfront yard, front setback and greater than permitted development coverage.The property in question is: 74 Saddle River Road, Monsey, New York, located on the west side of Saddle River Road, approximately 221 feet south from the intersection of Grove Street, which is known and designated on the Ramapo Tax map as Section 56.11-3-12.3 in an R-15C zone. 

Application # 22-352:  Mordechai Strasser, 177 Bates Drive, Monsey, New York, for variances of the requirements of Section 376-41of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of anaddition to an existing two-family dwelling, which will have less than the requiredside setback, total side setback and greater than permitted floor area ratio. Application # 22-353:  Shmaryohu Rennert, 141-13 77th Avenue, Flushing, New York, for the variances of the requirements of Section 376-41of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling with one accessory apartment, which will have less than required lot area, front setback, front yard, side setback, rear setback and greater than permitted floor area ratio. The property in question is:  10 Augusta Avenue, Monsey, New York, located on the east side of Augusta Avenue,approximately 45 feet north from the intersection ofOak Glen Road, which is designated on the Ramapo Tax Map as Section 56.11-3-42in an R-15A zone. 

Application # 22-354:  Moshe Silberman, 14 Elm Street, Spring Valley,New York, for the variances of the requirements of Section 376-52Cof the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a retaining wall (for proposed single family dwelling, in which a fence or wall more than six (6) feet in height must be set back from the lot line a distance  2/3 its height.The property in question is:  1 Garden Circle, Monsey, New York, located on the north side of Garden Circle,0 feet west from the intersection ofRemsen Avenue, which is designated on the Ramapo Tax Map as Section 56.10-2-10.1in an R-15A zone. 

Application # 22-355:  Moshe Silberman, 14 Elm Street, Spring Valley, New York, for the variances of the requirements of Section 376-52C of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a retaining wall (for proposed single family dwelling, in which a fence or wall more than six (6) feet in height must be set back from the lot line 2/3 its height. The property in question is:  5 Garden Circle, Monsey, New York, located on the north side of Garden Circle, 0 feet west from the intersection of Remsen Avenue, which is designated on the Ramapo Tax Map as Section 56.10-2-10.2 in an R-15A zone. 

Application # 22-356:  Brozel Realty Corp, P.O. Box 200, Monsey,New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an enlargement to existingretail/office building,which willhave greater than permitted development coverage and greater than permitted building height.  The property in question is:  48-62 & 72-74 Route 59, Monsey, New York, located on the northside of Route 59,0 feet west from the intersection ofRobert Pitt Drive, which is designated on the Ramapo Tax Map as Section 56.16-1-2 and 56.16-1-4 in an MU-1 zone.

Application # 22-346:  Menachem and Raizy Markowitz, 7 Boxwood Lane, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a single-family dwelling which will have less than the required rear setback, rear setback (deck) and greater than permitted floor area ratio. The property in question is:  2 Garden Circle, Monsey, New York, located on the south side of Garden Circle, 0 feet west from the intersection of Remsen Avenue, which is designated on the Ramapo Tax Map as Section 56.10-2-10.10 in an R-15A zone.
