Application # 23-068: Motty Waldman, 125 Horton Drive, A-9, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a townhouse (existing), with addition which will have greater than permitted floor area ratio. The property in question is: 125 Horton Drive, Monsey, New York, located on the west side of Horton Drive, approximately 500 feet south from the intersection of Bates Drive, which is known and designated on the Ramapo Tax map as Section 56.10-4-39 in an R-15 MR zone

Application # 23-070: Congregation Torah Tmimah, 18 Christmas Hill Road, Airmont, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a House of Worship, which will have less than the required side yard and greater than permitted development coverage. Application # 23-071: Congregation Ohel Yehoshua of Belz, 115 Decatur Avenue, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a Local House of Worship (existing) with conversion of an unfinished basement to habitable space, which has greater than permitted floor area ratio. The property in question is: 115 Decatur Avenue, Spring Valley, New York, located on the west side of Decatur Avenue, 0 feet north from the intersection of First Street, which is known and designated on the Ramapo Tax map as Section 57.05-1-43 in an R-15C zone.

Application # 23-072: BHH Trust, 4403 15th Avenue, Suite 225, Brooklyn, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of a two-family dwelling with two accessory apartments to a three-family dwelling with three accessory apartments. which will have less than the required front yard, front setback and greater than permitted development coverage. A variance will be required from Section 376-65G (2), in that three family semi-attached dwellings constructed townhouse style are permitted only one accessory dwelling unit. A variance will be required from Section 376-65B, in that the access entrance shall be located on the side or rear of the building. A variance will be required from Section 376-65 C, in which the accessory apartment cannot exceed fifteen hundred (1,500) square feet and cannot exceed fifty (50%) of the principal structure. A variance will also be required from Section 376-65 D, in which the footprint of the accessory unit cannot extend beyond the footprint of the principal structure. A variance will also be required from Section 376-65 G (3), in that a three-family dwelling attached or semi-attached built townhouse style can have only one accessory unit. The property in question is: 13, 15 and 17 Nissan Court, Monsey, New York, located on the south side of Nissan Court, approximately 111 feet west from the intersection of Monsey Boulevard, which is known and designated on the Ramapo Tax map as Section 56.12-2-3.5 in an R-15C zone.

Application # 23-073: Congregation Abu Sholem Shabazi, 1 Ellish Parkway, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction maintenance and use of a three-family dwelling with three accessory apartments which will have less than the required total side setback, rear setback, rear setback (deck), greater than permitted development coverage and greater than permitted floor area ratio. A variance will be required from Section 376-65B, in that the access entrance shall be located on the side or rear of the building. A variance will be required from Section 376-65 C, in which the accessory apartment cannot exceed fifteen hundred (1,500) square feet and cannot exceed fifty (50%) of the principal structure. Application # 23-074: Barbara Schwimmer, 19 Jeffrey Place, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments will have less than the required lot area, front yard, front setback, side setback, total side setback, rear setback, greater than permitted development coverage and greater than permitted floor area ratio. The property in question is: 3 Jeffrey Place, Monsey, New York, located on the east side of Jeffrey Place, approximately 80 feet north from the intersection of Maple Avenue, which is known and designated on the Ramapo Tax map as Section 56.08-3-34 in an R-15C zone.
