NOTICE IS HEREBY GIVEN THAT a public hearing will be held  in person,by the Zoning Board of Appeals of the Town of Ramapo on Thursday, July 10, 2025, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:    

Application # 25-227: Shaar Ephraim, PO Box 253, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments. A variance is required from Section 375-65G(3) in that only one accessory dwelling unit is required. The property in question is: 4 Howard Drive, Monsey, New York, located on the north side of Howard Drive, approximately 201 feet east from the intersection of Elaine Place, which is known and designated on the Ramapo Tax map as Section, Block, Lot 49.20-4-25 and is located in an R-15C zone.

Application # 25-230: M & B Dolson LLC, 86 East Route 59, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling with one accessory apartment (under construction), which will have less than the required front setback, front yard, side setback and rear setback. The property in question is: 2 Dolson Road, Monsey, New York, located on the north side of Dolson Road, approximately 0 feet west from the intersection of Remsen Avenue, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.06-3-81.2 and is located in an R-15A zone.

Application # 25-231: MSK Remsen LLC, 3 Dolson Road, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a single-family dwelling with one accessory apartment, which will have less than the required rear setback. The property in question is: 229 Remsen Avenue, Monsey, New York, located on the west side of Remsen Avenue, approximately 250 feet south from the intersection of Dolson Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.06-3-45.1 and is located in an R-15A zone.

Application # 25-235: Saul and Mindy Katz, 8 East View Road, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling with one accessory apartment, which will have less than required lot area, lot width, side setback and greater than permitted floor area ratio and development coverage. A variance is required from Section 376-78A for more than four parking spaces within 75ft of an intersection. The existing structure will be demolished. The property in question is: 8 East View Road, Monsey, New York, located on the west side of East View Road, approximately 0 feet south from the intersection of Hilda Lane, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.07-2-47 and is located in an R-15A zone.

Application # 25-237: Chateau Yitzhor LLC, 203 Bates Drive, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two lot subdivision with a two-family dwelling with one accessory apartment on each lot, which will have less than required front setback (lot 1), front yard (lot 1) side setback, rear setback, rear setback to deck (lot 2), lot area, lot width (lot 1), total side setback, street frontage (lot 2) and greater than permitted floor area ratio and development coverage. A variance will be required from Section 376-65B for accessory unit entrances in front of the principal dwelling. A variance will be required from Section 376-65C for accessory units greater than 1,500sf and greater than 50% of the principle structure. A variance will be required from Section 376-65D, in that the location of the accessory dwelling unit cannot extend beyond the footprint of the principal structure. The existing structure will be demolished. The Town of Ramapo Planning Board issued a Negative Declaration for the project pursuant to the State Environmental Quality Review Act (SEQRA) for the Type I Action on April 8, 2025. The property in question is: 180 Remsen Avenue, Monsey, New York, located on the east side of Remsen Avenue, approximately 300 feet north from the intersection of Hilda Lane, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.10-3-3 and is located in an R-15A zone.

Application # 25-226: Leah Moskowitz, 47 Parker Boulevard, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an addition to an existing single-family dwelling, which will have less than required permitted front setback, front yard, side setback and total side setback. The property in question is: 47 Parker Boulevard, Monsey, New York, located on the north side of Parker Boulevard, approximately 235 feet west from the intersection of Elyise Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 41.18-3-4 and is located in an R-35 zone.
