LEGAL NOTICE

 

NOTICE IS HEREBY GIVEN THAT a public hearing will be held  in person,by the Zoning Board of Appeals of the Town of Ramapo on Thursday, August 14, 2025, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:    

 

Application # 25-244: Prestige Builders USA, LLC, 21 N Madison Avenue, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two lot subdivision with a two-family dwelling with one accessory apartment on each lot, which will have less than required lot area, lot width, side setback, rear setback, street frontage, front yard, side yard and greater than permitted floor area ratio and development coverage. A variance is required from Section 280A for lot one in that there is no street frontage on a public road. A variance will be required from Section 376-52C, in which a fence or wall more than six (6) feet in height must be setback from the lot line a distance to two-thirds (2/3) its height. The existing structure will be demolished. The Town of Ramapo Planning Board issued a Negative Declaration for the project pursuant to the State Environmental Quality Review Act (SEQRA) for the Unlisted Action on March 13, 2025. The property in question is: 10 Meadow Lane, Monsey, New York, located on the west side of Meadow Lane, approximately 465 feet south from the intersection of Grove Street, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.11-3-29 and is located in an R-15A zone.

 

Application # 25-245: Saddle River Living LLC, 2 Meadow Lane, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will have greater than permitted floor area ratio. The existing structure has already been demolished. The property in question is: 44 Saddle River Road, Monsey, New York, located on the west side of Saddle River Road, approximately 0 feet south from the intersection of Albert Drive and Saddle River Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.11-1-92 and is located in an R-15A zone.

 

Application # 25-246: Shiny Blue LLC, 8 Francis Place, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will have less than required rear setback to stairs. The property in question is: 21 Lenore Avenue, Monsey, New York, located on the west side of Lenore Avenue, approximately 600 feet south from the intersection of Phyllis Terrace, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.08-2-8 and is located in an R-15C zone.

 

Application # 25-247: Berish Brunner, 46 Main Street, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a single-family dwelling, which will have less than required front setback, front yard, side setback, total side setback, rear setback and permitted street frontage. The existing single-family dwelling will be demolished. The property in question is: 5 Violet Court, Suffern, New York, located on the west side of Violet Court, approximately 340 feet east from the intersection of Ashwood Drive, which is known and designated on the Ramapo Tax map as Section, Block, Lot 55.08-3-26 and is located in an R-25 zone.

 

Application # 25-248: Menicha Living LLC, 3 Satmar Drive, Unit 301, Monroe, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an addition of outside stairs to basement and deck, which will have less than required side yard and side setback. The property in question is:15 Stephens Place, Unit 101, Spring Valley, New York, located on the north side of Stephens Place, approximately 0 feet east from the intersection of Decatur Avenue, which is known and designated on the Ramapo Tax map as Section, Block, Lot 57.05-2-43.1 and is located in an R-15C zone.

 

Application # 25-249: Menicha Living LLC, 3 Satmar Drive, Unit 301, Monroe, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an addition of outside stairs to basement and deck, which will have less than required side yard and side setback. The property in question is:15 Stephens Place, Unit 102, Spring Valley, New York, located on the north side of Stephens Place, approximately 0 feet east from the intersection of Decatur Avenue, which is known and designated on the Ramapo Tax map as Section, Block, Lot 57.05-2-43.2 and is located in an R-15C zone.

 

Application # 25-250: Menicha Living LLC, 3 Satmar Drive, Unit 301, Monroe, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an addition of outside stairs to basement and deck, which will have less than required side yard and side setback. The property in question is:15 Stephens Place, Unit 201, Spring Valley, New York, located on the north side of Stephens Place, approximately 0 feet east from the intersection of Decatur Avenue, which is known and designated on the Ramapo Tax map as Section, Block, Lot 57.05-2-43.3 and is located in an R-15C zone.

 

Application # 25-251: Yitzchok Hirschfeld, 15 Dover Terrace, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two lot subdivision with a single-family dwelling on each lot, which will have less than required lot area, lot width, street frontage, front setback, front yard, side setback, total side setback and greater than permitted floor area ratio. A temporary use variance is required to allow two principle structures on a single family lot until the subdivision is complete. The property in question is: 15 Dover Terrace, Monsey, New York, located on the west side of Dover Terrace, approximately 307 feet southwest from the intersection of Cedar Lane, which is known and designated on the Ramapo Tax map as Section, Block, Lot 49.19-4-5 and is located in an R-15 zone.
