Application # 22-291: Congregation Zwehill of Monsey, 101 W. Maple Avenue, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an existing local house of worship, with proposed expansion, which will have less than the required side setback, total side setback, rear setback, rear yard, front yard and greater than permitted development coverage. A variance will also be required from Section 376-71 (A), in that parking is prohibited in any required yard. The property in question is: 101 W. Maple Avenue, Monsey, New York, located on the west side of Maple Avenue, approximately 163 feet north from the intersection of Carlton Road, which is known and designated on the Ramapo Tax map as Section 49.19-3-49 in an R-35 zone.

Application # 22-292: Congregation Tfilah L’ Dovid, 25 Smolley Drive, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a house of worship with rabbi’s residence, which will have less than the required front yard and greater than permitted floor area ratio. The property in question is: 68 Carlton Road, Monsey, New York, located on the north side of Carlton Road, approximately 70 feet east from the intersection of Kuperman Lane, which is known and designated on the Ramapo Tax map as Section 49.18-2-2 in an R-35 zone.

Application # 22-293: Remsen Enterprising, LLC, 7 Cardinal Lane, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling one accessory apartment, which will have less than the required lot area, lot width, side setback, total side setback, street frontage and greater than permitted floor area ratio. A variance will also be required from Section 36-65C, which will have greater than permitted apartments size and cannot exceed fifty (50%) percent of the principal structure. The property in question is: 71 Remsen Avenue, Monsey, New York, located on the east side of Remsen Avenue, approximately 100 feet north from the intersection of Grove Street, which is known and designated on the Ramapo Tax map as Section 56.10-2-18 in an R-15A zone.

Application # 22-294: Jonathan and Brucha Kalish, 7 Briarcliff Drive, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling, which will have less than the required lot area, total side setback and greater than permitted floor area ratio.
