Application # 23-012: David Slomuic, 111 Union Road, Spring Valley, York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling with one accessory apartment, which will have less than the required lot width lot area, side setback, total side setback, rear setback, rear setback (deck), street frontage, greater than permitted floor area ratio and greater than permitted development coverage. The property in question is: 15 Albert Drive, Monsey, New York, located on the south side of Albert Drive, approximately 100 feet east from the intersection of Sylvan Road, which is known and designated on the Ramapo Tax map as Section 56.11-1-84 in an R-15A zone.

Stemmer Lane, Suffern, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use for an addition of a school to an existing residential building, which will have less than the required total side setback. The property in question is: 294-296 Spook Rock Road, Suffern, New York, located on the east side of Spook Rock Road, 175 approximately 175 feet north from the intersection of East Stemmer Lane, which is known and designated on the Ramapo Tax map as Section 56.05-1-14 and 56.05-1-15 in an R-25 zone.

Application # 22-033: Gala Grounds, LLC, 46 Main Street, Suite 169, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of a single-family dwelling, which will have less than the required side setback, total side setback and greater than permitted floor area ratio. Application # 23-034: 12 Calvert Drive, Associates, 12 Calvert Drive, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will have less than the required side setback, total side setback, greater than permitted development coverage and greater than permitted floor area ratio. The property in question is: 12 Calvert Drive, Monsey, New York, located on the north side of Calvert Drive, approximately 210 feet east from the intersection of Dover Terrace, which is known and designated on the Ramapo Tax map as Section 49.15-3-19 in an R-15C zone.

Application # 23-035: Congregation Khal Torath Chaim, Inc., P.O. Box 446, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will have less than the required lot width, rear setback, street frontage, rear setback (deck), greater than permitted development coverage and greater than permitted floor area ratio. A variance will be required from Section 376-65C, which will have greater than permitted accessory apartment size in which the access entrance should be located on the side/rear of the building. A variance will also be required from 376-65D, in that the location of the accessory dwelling unit cannot extend beyond the footprint of the principal structure. A variance will be required from Section 376-65G, in which only one accessory apartment is permitted. The property in question is: 212 Maple Avenue, Monsey, New York, located on the north side of Maple Avenue, approximately 150 feet east from the intersection of Phyllis Terrace, which is known and designated on the Ramapo Tax map as Section 56.08-2-30.1 in an R-15C zone.

Application # 23-037: Congregation Torah of Williamsburg, 8 Joshua Court, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an existing single-family dwelling with proposed addition and conversion to a Local House of Worship with Rabbi’s residence, which will have less than the required lot width, side setback, total side setback, rear setback, street frontage, parking spaces, greater than permitted development coverage and greater than permitted floor area ratio. A variance will also be required from Section 376-71B, in which minimum parking stall width shall be nine (9) feet. The property in question is: 8 Joshua Court, Monsey, New York, located on the south side of Joshua Court, approximately 580 feet south from the intersection of Route 59, which is known and designated on the Ramapo Tax map as Section 56.15-1-30 in an R-15 zone.

Application # 23-038: Steven Frankel, 1435 47th Street, Brooklyn, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a school, (foundation for school existing) which will have less than the required side setback, total side setback and front yard. A variance will be required from Section 376-77, in that loading berths are required for all non-residential uses. The property in question is: 609 Route 306, Monsey, New York, located on the west side of Route 306, approximately 60 feet north from the intersection of Boar Court, which is known and designated on the Ramapo Tax map as Section 32.15-2-16 an R-40 zone.
