Planning Board Meeting January 23, 2024 at 8:00 pm - IN-PERSON ONLY!!!

NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, NY on Tuesday, January 23, 2024 at 8:00pm.

Planning Board members will attend in-person. Until further notice, applicants, their representatives, and interested members of the public must also attend the meeting in-person.  Written comment on matters on the agenda for a public hearing may be submitted to the Planning Board Secretary by mail or email, but must be received no later than 4:00 PM on the date of the hearing.  The Planning Board will open public hearings on the following application(s) at 8:00 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the meeting agenda posted on the Town website. The application file is also available for review in the Building Department at Town Hall during normal business hours.

  1. Application of Devora Lichtenstein, 59 Olympia Lane, Monsey, NY 10952, for Sketch Plat and Final Subdivision approval of a subdivision plan entitled “59 Olympia Lane”, consisting of a lot line change that will move the lot line making 286 Spook Rock Road larger and 59 Olympia Lane smaller. The properties in question are located at 59 Olympia Lane and 286 Spook Rock Road, Monsey, New York, 10952 on the North side of Olympia Lane, approximately 220 feet north of Golar Drive, comprise in the aggregate 3.057 acres, are designated on the Ramapo Tax Map as Section, Block, Lots 56.05-1-11 & 56.05-3-8, and are located in an R-25 Zone.
  1. Application of Mosdos Sanz of Monsey, 50 Slinn Avenue, Spring Valley, NY 10977, for Final Site Plan approval of a site development plan entitled “Bait Channa – 50 Slinn Avenue”, proposing a kitchen in the previously approved school on the 1.4-acre site. The Planning Board previously approved a warming kitchen only. The property is located at 50 Slinn Avenue, Spring Valley, NY on the east side of Slinn Avenue, approximately 300 feet South of East Hickory Street, is designated on the Ramapo Tax Map as Section, Block, Lot 50.18-1-2, and is located in an R-15 Zone.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Site Plan Discussion, with respect to an application of 17 Ravenna Dr LLC, 17 Ravenna Drive, Pomona, NY 10970, of a Site Development plan entitled “17 Ravenna Drive”, proposing a new local house of worship on the 1.33-acre site. The existing single-family dwelling will be demolished. The property is located at 17 Ravenna Drive, Pomona, NY on the east side of Ravenna Drive approximately 50 feet west of Tiffin Lane, is designated on the Ramapo Tax Map as Section, Block, Lots 33.20-1-24, and is located in an R-35 Zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on November 14, 2023, and a coordinated review was initiated on November 21, 2023. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat, with respect to an application of Yakov Grunwald, 7 Ayr Court, Airmont, NY 10901, of a subdivision plan entitled “Bluefield Extension”, proposing 5 additional accessory apartments to the previously approved subdivision plan on the 1.05-acre site. The property is located at 11, 13, 17 & 19 Lazar Court, Spring Valley, NY on the east side of Union Road approximately 365 feet south of Eckerson Road, is designated on the Ramapo Tax Map as Section, Block, Lots 50.13-3-30.1, 30.2, 30.3 & 30.4, and is located in an R-15 Zone. The Planning Board classified the proposed action as a Type 1 SEQRA Action on December 19, 2023, and a coordinated review was initiated on December 22, 2023. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Site Plan Discussion, with respect to an application of Route 202 Professional Plaza, LLC, 27 Robert Pitt Drive, Monsey, NY 10952, of a site development plan entitled “Route 202 Business Park”, proposing two, one-story structures to be used for warehouse space with associated retail sale on the 13-acre site. The property is located at 103 Ladentown Road and 110 Camp Hill Road, Pomona, NY on the north side of Ladentown Road approximately 450 feet east of Camp Hill Road, is designated on the Ramapo Tax Map as Section, Block, Lots 33.05-2-2 & 5, and is located in a CC Zone. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
