Planning Board Meeting February 28, 2023 at 8:00 pm - IN-PERSON ONLY!!!

NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, NY on Tuesday, February 28, 2023 at 8:00pm.

Planning Board members will attend in-person. Until further notice, applicants, their representatives, and interested members of the public must also attend the meeting in-person.  Written comment on matters on the agenda for a public hearing may be submitted to the Planning Board Secretary by mail or email, but must be received no later than 4:00 PM on the date of the hearing.  The Planning Board will open public hearings on the following application(s) at 8:00 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the meeting agenda posted on the Town website. The application file is also available for review in the Building Department at Town Hall during normal business hours.

  1. Application of Brozel Realty Corp, PO Box 200, Monsey, NY 10952, for Final Site Plan Approval of a site development plan entitled “Planimetric Plan ‘A’ for 48-62 & 72-74 Route 59”, for a project called “Monsey Hub Center”, which proposes redevelopment of two adjoining lots, including enlarging an existing building, demolition of an existing auto body repair shop, and use of the resulting vacant land for parking. The total lot area is 3.3066 acres. The property in question is located at 48-62 & 72-74 Route 59, Monsey, New York on the North side of NYS Route 59, approximately 0 feet West of Robert Pitt Drive, is designated on the Ramapo Tax Map as Section, Block, Lot 56.16-1-2 & 4, and is located in an MU-1 Zone.  On April 5, 2022, the Planning Board classified the proposed action as an Unlisted SEQRA Action, determined that preparation of an environmental impact statement was not required and that a SEQRA negative declaration would be issued. 
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat Approval with respect to an application of FFBB Nyack, LLC, PO Box 357, Tallman, NY 10952 for approval of a subdivision plan entitled “Dykstra’s Estates”, proposing a seven-lot subdivision, with a two-family residence plus one accessory apartment on six lots and a single-family residence on one lot. consisting in total 2.46-acres. The property in question is located at 41, 43 & 45 Old Nyack Turnpike, Monsey, New York 10952 on the South side of Old Nyack Turnpike, approximately 850 feet East of Saddle River Road, is designated on the Ramapo Tax Map as Section, Block, Lots 56.20-3-56, 57 & 58, and is located in a R-15A Zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on December 14, 2022, and a coordinated review was initiated on December 22, 2022. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies. 
  1. Application of 18 Suffern Place, LLC, 1 Larissa Court, Monsey, NY 10952, for Preliminary and Final Subdivision Approval of a subdivision plan entitled “18 Suffern Pl”, which proposes a two-lot subdivision of a 0.54-acre property, with a two-family dwelling on each resulting lot. The property in question is located at 18 Suffern Place, Monsey, NY, on the South side of Suffern Place, approximately 178 feet West of Robert Road, is designated on the Ramapo Tax Map as Section, Block, Lot 56.14-3-25, and is located in an R-15 Zone.  On August 23, 2022, the Planning Board classified the proposed action as an Unlisted SEQRA Action, determined that preparation of an environmental impact statement was not required and that a SEQRA negative declaration would be issued. 
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat Approval with respect to an application of 13 Warren Property LLC, 15 Arlington Drive, Monroe, NY 10950 for approval of a subdivision plan entitled “13 Warren Ct”, proposing a two-lot subdivision of a 0.45 acre property, demolition of an existing dwelling, with a three-family residence plus three accessory apartments on each of the resulting lots. The property in question is located at 13 Warren Court, Monsey, NY on the West side of Warren Court, approximately 330 feet South of Suzanne Drive, is designated on the Ramapo Tax Map as Section, Block, Lot 49.20-4-5, and is located in a R-15C Zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on January 10, 2023, and a coordinated review was initiated on January 17, 2023. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
