Planning Board Meeting December 19, 2023 at 8:00 pm - IN-PERSON ONLY!!!

NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, NY on Tuesday, December 19, 2023 at 8:00pm.

Planning Board members will attend in-person. Until further notice, applicants, their representatives, and interested members of the public must also attend the meeting in-person.  Written comment on matters on the agenda for a public hearing may be submitted to the Planning Board Secretary by mail or email, but must be received no later than 4:00 PM on the date of the hearing.  The Planning Board will open public hearings on the following application(s) at 8:00 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the meeting agenda posted on the Town website. The application file is also available for review in the Building Department at Town Hall during normal business hours.

 

  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA), Site Plan and Special Use Permit Discussion, with respect to an application of Congregation Chevra Shas Keren Yeshiva, 196 Maple Avenue, Monsey, NY 10952 of a site development plan entitled “196 Maple Avenue”, proposing a Community Mikvah on the 0.354-acre lot. The existing buildings and driveway to be removed. The property is located at 196 Maple Avenue, Monsey, NY on the north side of Maple Avenue, approximately 100 feet east of Suzanne Drive, is designated on the Ramapo Tax Map as Section, Block, Lots 56.08-2-55, and is located in an R-15C Zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on October 31, 2023, and a coordinated review was initiated on November 8, 2023. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.

 

  1. Application of Congregation Sanz Klausenborg of Monsey, 62-64 Bates Drive, Monsey, NY 10952 for Final Site Plan approval of a site development plan entitled “62-64 Bates Drive”, proposing conversion of existing single-family residence to a house of worship with Rabbi’s residence on 0.2567-acres. The property is located at 62-64 Bates Drive, Monsey, NY on the east side of Bates Drive approximately 1000 feet North of Route 59, is designated on the Ramapo Tax Map as Section, Block, Lot 56.10-4-22, and is located in an R-15 MR Zone.On May 16, 2023, the Planning Board classified the proposed action as an Unlisted SEQRA Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued.

 

  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Site Plan Discussion, with respect to an application of Pinchas Nussbaum, 25 Sunny Ridge Road, Spring Valley, NY 10977, of a site development plan entitled “7 Durante Court”, proposing conversion of the existing single-family dwelling on the 0.37-acre lot to a house of worship, with a proposed 8,886SF addition, which will also be used a part of the house of worship. The property is located at 7 Durante Court, Spring Valley, NY on the north side of Durante Court, approximately 100 feet west of Landau Lane, is designated on the Ramapo Tax Map as Section, Block, Lots 50.06-3-44, and is located in an R-25 Zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on October 31, 2023, and a coordinated review was initiated on November 8, 2023. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.

 

  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat Approval with respect to an application of FFBB Nyack, LLC, PO Box 357, Tallman, NY 10952 for approval of a subdivision plan entitled “Dykstra’s Estates”, proposing a seven-lot subdivision, with a two-family residence plus one accessory apartment on six lots and a single-family residence on one lot. consisting in total 2.46-acres. The property in question is located at 41, 43 & 45 Old Nyack Turnpike, Monsey, New York 10952 on the South side of Old Nyack Turnpike, approximately 850 feet East of Saddle River Road, is designated on the Ramapo Tax Map as Section, Block, Lots 56.20-3-56, 57 & 58, and is located in a R-15A Zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on December 14, 2022, and a coordinated review was initiated on December 22, 2022. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
