Planning Board Meeting August 12, 2025 at 7:30 pm - IN-PERSON ONLY!!!

NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, NY on Tuesday, August 12, 2025 at 7:30pm.

Planning Board members will attend in-person. Until further notice, applicants, their representatives, and interested members of the public must also attend the meeting in-person.  Written comment on matters on the agenda for a public hearing may be submitted to the Planning Board Secretary by mail or email, but must be received no later than 4:00 PM on the date of the hearing.  The Planning Board will open public hearings on the following application(s) at 7:30 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the meeting agenda posted on the Town website. The application file is also available for review in the Building Department at Town Hall during normal business hours.

 

  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Final Site Plan approval with respect to an application of 2 Roberts LLC, 1 Larissa Ct, Airmont, NY 10952, for approval of a site development plan entitled “2 Roberts Road” proposing two curb cuts on the .25-acre lot. The property in question is located at 2 Roberts Road, Monsey, NY 10952 on the west side of Roberts Road, approximately 0 feet North of Suffern Place, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.14-3-34 and is located in an R-15 Zone. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Site Plan discussion with respect to an application of Moshe Messner, 30 Palisades Court, Pomona, NY 10970 for approval of a site development plan entitled “1507 Route 202” proposing to demolish the existing commercial building and construct a new, 3-story 24,722sf office building with 105 parking spaces on the 1.397-acre lot. The property in question is located at 1507 Route 202, Pomona on the south side of Route 202, approximately 560 feet east of Camp Hill Road which is known and designated on the Ramapo Tax Map as Section, Block, Lot 33.05-2-15 and is located in a CC Zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on May 22, 2025, and a coordinated review was initiated on May 23, 2025.  Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat approval with respect to an application of Israel Taubenfeld, 15 Allan Drive, Monsey, NY 10952 for approval of a subdivision plan entitled “32 Gerow Avenue” proposing to subdivide the 0.37-acre lot into three-lots with a new single family dwelling on each new lot. The existing single-family dwelling will be demolished. The property in question is located at 32 Gerow Avenue, Spring Valley on the south side of Gerow Avenue, approximately 300 feet West of Fairview Avenue, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 57.18-2-16 and is located in an R-15 Zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on June 10, 2025, and a coordinated review was initiated on June 11, 2025.  Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Site Plan Discussion with respect to an application of Mosdos Torah Inc., 214 Maple Avenue, Monsey, NY 10952 for approval of a site development plan entitled “119 S Main Street” for a project entitled “Mosdos Torah” proposing a pool and accessory storage structure on the 0.43-acre lot. The property in question is located at 119A South Main Street, Spring Valley, New York on the west side of South Main Street approximately 115 feet South of Gerow Avenue, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 57.17-4-74 and is located in an R-15 Zone. The Planning Board classified the proposed action as a Type 1 SEQRA Action on February 11, 2025, and a coordinated review was initiated on February 13, 2025.  Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
