Notice of Meeting and Public Hearing of the Town Of Ramapo Zoning Board of Appeals - November 5 @ 6:45 PM via Zoom

LEGAL NOTICE

NOTICE IS HEREBY GIVEN THAT a remote Meeting will be held by the Zoning Board  of Appeals of the Town of Ramapo on Thursday, November 5, 2020 at 6:45 p.m., or as soon thereafter as all matters can be heard at Ramapo Town Hall, 237 Route 59, Suffern, New York. The remote Meeting will be held via the ZOOM platform as Governor Cuomo's Executive Orders allows.  The public will be able to watch or listen to the Meeting, which will be recorded, and a transcript will be available later.  Minutes of actions taken at the meeting will be filed in the Town Clerk's office as soon as possible.  As in-person attendance by board members, applicants and interested members of the public is not permitted because of the COVID-19 Executive Orders issued by the Governor, the procedure for those wishing to participate via ZOOM in the scheduled Public Hearings below will be timely posted on the Town website at WWW.RAMAPO.ORG.  

If you wish to speak at the Public Hearing, please send your name, address, and email address to Corryp@ramapo.org. Please include the application that you wish to speak on no later than 5:00 p.m., prior to the Zoning Board Meeting.

Details on the on the following Agenda items:

Application # 4804: Aaron and Bracha Gobioff, 2 Redstone Road, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a detached garage, which will have less than the required front yard (Mariner Way) and greater than permitted development coverage. A variance will also be required from Section 376-62B, in that the distance of the accessory structure from the principal structure is less than what is required. The property in question is: 2 Redstone Road, Monsey, New York, located on the east side of Redstone Road, 0 feet north from the intersection of Mariner Way, which is known and designated on the Ramapo Tax Map as Section 41.19-4-12 in an R-40A zone.

Application # 4887: Congregation Tiferes Mordechai, 10 Suzanne Drive, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three family dwelling with three accessory apartments, which will have less than the required total side setback, rear setback, rear setback (deck), greater than permitted floor area ratio and greater than permitted development coverage. The property in question is: 10 Suzanne Drive, Monsey, New York, located on the east side of Suzanne Drive, approximately 50 feet east from the intersection of Lenore Avenue, which is known and designated on the Ramapo Tax Map as Section 56.08-2-50 in an R-15C zone.

Application # 4890: Congregation Mechon L’Hoyra, 168 Maple Avenue, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three family dwelling with three accessory apartments, which will have less than the required lot area, front yard and front setback (Route 306), front yard and front setback (Cedar Lane), side setback, rear setback, greater than permitted development coverage and greater than permitted floor area ratio. A variance will also be required from Section 376-78A, in that no entrance for off street parking with more than four (4) parking spaces shall be located closer than seventy-five (75) feet of any intersection. The property in question is: 185 Route 306, Monsey, New York, located on the west side of Route 306, 0’ feet north from the intersection of Cedar Lane, which is known and designated on the Ramapo Tax Map as Section 49.19-7-2 in an R-15C zone.

Application # 4891: 276 Grandview, LLC, 35 West Street, Suite 202, Spring Valley, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use to revise the footprint of the building for relocation of the garage to an existing single family dwelling with one accessory apartment, which will have less than the required side setback and side yard. The property in question is: 276 Grandview Avenue, Monsey, New York, located on the north side of S. Grandview Avenue, 0 feet south from the intersection of W. Maple Avenue, which is known and designated on the Ramapo Tax Map as Section 56.07-2-56.2 in an R-15A zone.

Application # 4888: 11 Remsen Street, LLC, 1 Larissa Court, Airmont, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two family dwelling, which will have less than the required lot area, lot width, side setback, total side setback, street frontage, front setback, front yard and greater than permitted floor area ratio. The property in question is: 11 South Remsen Street, Monsey, New York, located on the east side of S. Remsen Avenue, approximately 513 feet north from the intersection of Route 59, which is known and designated on the Ramapo Tax Map as Section 56.14-3-11 in an R-15 zone.

Application # 4889: Meir Ganz, 23 Neil Road, Spring Valley, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of a single family dwelling to a three family dwelling with three accessory apartments, which will have less than the required lot area, front setback, front yard, side setback, total side setback, rear setback, rear setback (deck), greater than permitted floor area ratio and greater than permitted development coverage. The property in question is: 23 Neil Road, Spring Valley, New York, located on the east side of Neil Road, approximately 600 feet west from the intersection of Ellish Parkway, which is known and designated on the Ramapo Tax Map as Section 50.17-1-18 in an R-15C zone.

Application # 4892: 43 Remsen, LLC, 5308 13th Avenue, Suite 543, Brooklyn, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two family dwelling with one accessory apartment, which will have less than the required side setback and total side setback. The property in question is: 201 Remsen Avenue, Monsey, New York, located on the west side of Remsen Avenue, 0 south from the intersection of Cucolo Lane, which is known and designated on the Ramapo Tax Map as Section 56.10-2-5 in an R-15A zone.

Application # 4893: 11 Hana Lane, LLC, 22 Juliana Place, Brooklyn, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three family dwelling with three accessory apartments, which will have less than the required rear setback, rear setback (deck) and greater than permitted development coverage. A variance will also be required from Section 376-52C, in that a fence or wall more than six (6) feet in height must be setback from the lot line 2/3 of its height. The property in question is: 11 Hana Lane, Monsey, New York, located on the south side of Hana Lane Avenue, 725 feet north from the intersection of Suzanne Drive, which is known and designated on the Ramapo Tax Map as Section 56.08-3-64 in an R-15C zone.
