Notice of Meeting and Public Hearing of the Town Of Ramapo Zoning Board of Appeals - July 15 @ 7:15 PM IN PERSON

LEGAL NOTICE

 

NOTICE IS HEREBY GIVEN THAT a public hearing will be held by the Zoning Board of Appeals of the Town of Ramapo on Thursday, July 15, 2021 at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:

Application # 21-164: Chester Estates Holdings, LLC, 15 Schunnemunk Road, Unit 302, Monroe, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three family dwelling, which will have less than the required lot area, lot width, front yard, front setback, rear setback, street frontage, rear setback (deck), greater than permitted development coverage and greater than permitted floor area ratio. A variance will also be required from Section 376-53A, in that parking shall not be permitted within the designated street line. The property in question is: 473 W. Central Avenue, Spring Valley, New York, located on the south side of W. Central Avenue, approximately 196 feet east from the intersection of Decatur Avenue, which is known and designated on the Ramapo Tax Map as Section 57.09-2-8 in an R-15C zone.

Application # 21-165: Congregation Talmud Torah Imrai Bina, Inc., 47 Briarcliff Drive, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a school, which will have less than the required lot area, lot width, total side setback and greater than permitted development coverage. The property in question is: 244 Viola Road, Monsey, New York, located on the north side of Viola Road, approximately 711 feet east from the intersection of Concord Drive, which is known and designated on the Ramapo Tax Map as Section 49.07-1-41 in an R-40 zone.

Application # 21-166: Twin Rose, Inc., 74 Twin Avenue, Spring Valley, New York, for the variances of the requirements of Section 376-31 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three family dwelling (under construction), which will have than the required rear setback and rear setback to deck. The property in question is: 74 Twin Avenue, Spring Valley, New York, located on the east side of Twin Avenue, approximately 233 feet south from the intersection of Elm Street, which is known and designated on the Ramapo Tax Map as Section 50.172-17 in an R-15C zone.

Application # 21-167: Daniel Philipson, 12 Augusta Avenue, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two family dwelling with one accessory apartment, which will have less than the required lot area, rear setback, greater than permitted development coverage and greater than permitted floor area ratio. The property in question is: 12 Augusta Avenue, Monsey, New York, located on the east side of Augusta Avenue, approximately 410 feet north from the intersection of Route 59, which is known and designated on the Ramapo Tax Map as Section 56.11-3-41 in an R-15A zone.

Application # 21-168: Berish Feldman, 6 Ruzhin Road, Suite 101, Monroe, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling, (existing), which will have less than the required front yard and front setback. The property in question is: 101 Blauvelt Road, Monsey, New York, located on the west side of Blauvelt Road, approximately 175 feet south from the intersection of Manor Drive, which is known and designated on the Ramapo Tax Map as Section 49.19-5-42 in an R-15C zone.

Application # 21-169: Abraham Pinkowitz, 1 Hershel Terrace, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments (under construction) which will have less than the required lot area, lot width, side setback, total side setback, rear setback, street frontage, greater than permitted floor area ratio. The property in question is: 3 Hopal Lane, Monsey, New York, located on the south side of Hopal Lane, approximately 137 feet west from the intersection of Blauvelt Road, which is known and designated on the Ramapo Tax Map as Section 56.07-4-34 in an R-15C zone.

Application # 21-170: Baruch B & Esther Aronson, 7 Hana Lane, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will have less than the required total side setback, rear setback (deck) and greater than permitted development coverage. The property in question is: 7 Hana Lane, Monsey, New York, located on the east side of Hana Lane, approximately 565 feet south from the intersection of Suzanne Drive, which is known and designated on the Ramapo Tax Map as Section 56.08-3-67 in an R-15C zone.

Application # 21-171: Lipe Wechter, 16 Quickway Road, unit 205, Monroe, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling with one accessory apartment, which will have less than the required side setback, total side setback and greater than permitted floor area ratio. The property in question is: 4 Albert Drive, Monsey, New York, located on the north side of Albert Drive, approximately 130 feet west from the intersection of Emes Lane, which is known and designated on the Ramapo Tax Map as Section 56.11-1-36 in an R-15 zone.
