Notice of Meeting and Public Hearing of the Town Of Ramapo Zoning Board of Appeals - February 18 @ 6:45 PM via Zoom

LEGAL NOTICE

NOTICE IS HEREBY GIVEN THAT a remote Meeting will be held by the Zoning Board of Appeals of the Town of Ramapo on Thursday, February 18, 2021 at 6:45 p.m., or as soon thereafter as all matters can be heard at Ramapo Town Hall, 237 Route 59, Suffern, New York. The remote Meeting will be held via the ZOOM platform as Governor Cuomo's Executive Orders allows.  The public will be able to watch or listen to the Meeting, which will be recorded, and a transcript will be available later.  Minutes of actions taken at the meeting will be filed in the Town Clerk's office as soon as possible.  As in-person attendance by board members, applicants and interested members of the public is not permitted because of the COVID-19 Executive Orders issued by the Governor, the procedure for those wishing to participate via ZOOM in the scheduled Public Hearings below will be timely posted on the Town website at WWW.RAMAPO.ORG.  

If you wish to speak at the Public Hearing, please send your name, address, and email address to Corryp@ramapo.org. Please include the application that you wish to speak on no later than 5:00 p.m., prior to the Zoning Board Meeting.

Application # 4928: Hammond Estates, LLC., 15 Allan Drive, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two family dwelling with one accessory apartment, which will have less than the required side setback, total side setback, street frontage, greater than floor area ratio and greater than permitted development coverage. The property in question is: 8 Hammond Street, Monsey, New York, located on the west side of Hammond Street, approximately 160 feet north from the intersection of Old Nyack Turnpike, which is known and designated on the Ramapo Tax Map as Section 56.16-2-10.1 in an R-15A zone.

The property in question is: 5 Timothy Court, Monsey, New York, located on the west side of Timothy Court, approximately 270 feet north from the intersection of Underwood Road, which is known and designated on the Ramapo Tax Map as Section 49.11-2-27 in an R-40 zone.

Application # 21-106: Israel Wagschal/LAN Holdings, LLC, 64 Dykstra’s Way E, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three family dwelling with three accessory apartments, which will have less than the required street frontage and greater than permitted development coverage. A variance is required from

Section 280 (a), in which lot does not have required frontage on a public road.

A variance will also be required from Section 376-5, in which the building will be less than fifty (50) % attached. The property in question is: 6 Lanzut Court, Monsey, New York, located on the south side of Lanzut Court, approximately 158 feet west from the intersection of Saddle River Road, which is known and designated on the Ramapo Tax Map as Section 49.11-3-18 in an R-15C zone.
