Notice of Meeting and Public Hearing of the Town Of Ramapo Zoning Board of Appeals - April 29 @ 6:45 PM via Zoom

LEGAL NOTICE 

NOTICE IS HEREBY GIVEN THAT a remote Meeting will be held by the Zoning Board  of Appeals of the Town of Ramapo on Thursday, April 29, 2021 at 6:45 p.m., or as soon thereafter as all matters can be heard at Ramapo Town Hall, 237 Route 59, Suffern, New York. The remote Meeting will be held via the ZOOM platform as Governor Cuomo's Executive Orders allows.  The public will be able to watch or listen to the Meeting, which will be recorded, and a transcript will be available later.  Minutes of actions taken at the meeting will be filed in the Town Clerk's office as soon as possible.  As in-person attendance by board members, applicants and interested members of the public is not permitted because of the COVID-19 Executive Orders issued by the Governor, the procedure for those wishing to participate via ZOOM in the scheduled Public Hearings below will be timely posted on the Town website at WWW.RAMAPO.ORG.   

If you wish to speak at the Public Hearing, please send your name, address, and email address to Corryp@ramapo.org.  Please include the application that you wish to speak on no later than 5:00 p.m., prior to the Zoning Board Meeting.

   Details on the on the following Agenda items: 

 

Application # 21-127: Zev Linkenberg, 8 Adar Court, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will have less than the required total side setback, rear setback, greater than permitted development coverage and greater than permitted floor area ratio. A variance will be required from Section 376-65 G 1, in which a three-family residence not built townhouse style, are permitted only one (1) accessory apartment. A variance will be required from Section 376-65 G 3, in which a three-family dwelling, detached or semi – attached, built townhouse style, are permitted only one (1) accessory apartment. A variance will be required from Section 376-65 C, in which an accessory apartment cannot exceed fifty (50) percent of the principal dwelling.  A variance will also be required from Section 376-65 D, in that the location of an accessory apartment may not extend beyond the footprint of the principal dwelling.  The property in question is: 116 Adar Court, Monsey, New York, located on the west side of Adar Court, approximately 50 feet north from the intersection of West Central Avenue, which is known and designated on the Ramapo Tax Map as Section 56.12-2-28 in an R-15C zone. 

Application # 21-128: Miriam Weinstock, 2 De Ronde Road, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of two-family dwelling, detached, with one accessory apartment, which will have less than the required lot area, lot width (De Ronde & Caville) side setback, total side setback, rear setback, greater than permitted development coverage and greater than permitted floor area ratio.  The property in question is: 2 De Ronde Road, Monsey, New York, located on the North side of De Ronde Road, 0feet east from the intersection of Caville Drive, which is known and designated on the Ramapo Tax Map as Section 56.16-2-21 in an R-15A zone.  

Application # 21-129: Miriam Weinstock, 4 De Ronde Road, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of  two-family dwelling, detached, with one accessory apartment, which will have less than the required lot area, total side setback, side setback, rear setback, greater than permitted development coverage and greater than permitted floor area ratio.  The property in question is: 4 De Ronde Road, Monsey, New York, located on the North side of De Ronde Road, 0feet east from the intersection of Caville Drive, which is known and designated on the Ramapo Tax Map as Section 56.16-2-22 in an R-15A zone.  

Application # 21-130: Efraim Wagschal, 495 W. Central Avenue, #206, Spring Valley,New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of atwo-family dwelling, which will have less than the required lot area, lot width (Main Street) and greater than permitted floor area ratio. The property in question is: 332 North Main Street, Spring Valley, New York, located on the south side ofN. Main Street, approximately 145 feet east from the intersection ofElliot Place, which is known and designated on the Ramapo Tax Map as Section 50.10-4-44 in an R-15 zone.  

Application # 21-131: Congregation Khal Torath Chaim,15 Elyon Road, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will have less than the required total side setback, rear setback, rear setback (deck), greater than permitted floor area ratio and greater than permitted development coverage. The property in question is: 9 Ralph Boulevard, Monsey, New York, located on the south side of Ralph Boulevard, approximately 330 feet west from the intersection of Route 306, which is known and designated on the Ramapo Tax Map as Section 49.20-2-19 in an R-15C zone.
