Planning Board Meeting - IN-PERSON ONLY!!!
NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, NY on Monday, July 14, 2025 at 7:30pm.
Planning Board members will attend in-person. Until further notice, applicants, their representatives, and interested members of the public must also attend the meeting in-person. Written comment on matters on the agenda for a public hearing may be submitted to the Planning Board Secretary by mail or email, but must be received no later than 4:00 PM on the date of the hearing. The Planning Board will open public hearings on the following application(s) at 7:30 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the meeting agenda posted on the Town website. The application file is also available for review in the Building Department at Town Hall during normal business hours.
- Application of Israel Taubenfeld, 15 Allan Drive, Monsey, NY 10952, for Final Subdivision approval of a subdivision plan entitled “46-48 W Hickory Street” for a project entitled “Hickory Estates”, proposing to subdivide the 1.001-acre site into five lots with a single-family dwelling on each new lot. The existing single-family dwelling will be removed. The property in question is located at 46 & 48 West Hickory Street, Spring Valley on the south side of W. Hickory Street, approximately 276 feet East of Brook Street, which is known and designated on the Ramapo Tax Map as Section, Block, Lots 50.13-4-53 & 54 and is located in an R-15 Zone. On October 31, 2023, the Planning Board classified the proposed action as a Type 1 SEQRA Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued.
- Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat approval with respect to an application of Arrow Builders LLC, 15 Arlington Drive, Monroe, NY 10950 for approval of a subdivision plan entitled “Monsey Luxury Living LLC” proposing to subdivide the 2.3983-acre lot into ten lots with a two-family dwelling on each new lot. The property in question is located at 133 Route 59, Monsey, NY on the west side of Route 59, approximately 0 feet South of Joshua Court which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.15-1-47 and is located in an R-15A Zone. The Planning Board classified the proposed action as an Type 1 SEQRA Action on June 10, 2025, and a coordinated review was initiated on June 11, 2025. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
- Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat approval with respect to an application of Mayer Weber, 15 Perlman Drive, Ste. 120, Spring Valley, NY 10977 for approval of a subdivision plan entitled “3 Mirror Lake Road” proposing to subdivide the 0.65-acre lot into two-lots with a new single family dwelling on each new lot. The property in question is located at 3 Mirror Lake Road, Spring Valley, NY on the south side of Mirror Lake Road, approximately 0 feet West of Andover Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 50.19-3-21 and is located in an R-15 Zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on May 22, 2025, and a coordinated review was initiated on May 23, 2025. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
- Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Site Plan Discussion with respect to an application of FFM LLC, 161 Route 59, Suite 203, Monsey, NY 10952 for approval of a site development plan entitled “161 Route 59” for a project entitled “Superior Office Center” proposing a 12,800sf addition to an existing office building. The existing residence and driveway will be removed. 46 parking spaces will be provided. The property in question is located at 161 Route 59 and 2 Suffern Place, Monsey, NY on the south side of Route 59, approximately 0 feet to the corner of Suffern Place, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.14-3-16 & 17 and is located in an R-15 & CS Zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on May 1, 2025, and a coordinated review was initiated on May 2, 2025. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
