NOTICE IS HEREBY GIVEN THAT a public hearing will be held via zoom and in person, by the Zoning Board of Appeals of the Town of Ramapo on Thursday, February 9, 2023, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:

Application # 23-004: Talmud Torah on College/Ari Waldman, 4 Jeffrey Place, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of single-family dwelling to a secondary school (1 Smolley Drive) and a proposed addition of two stories to an existing school (116 College Road), which will have less than required lot area, front yard (College Road), front yard (Smolley Drive), side setback, rear setback, greater than permitted floor area ratio, greater than permitted building height and greater than permitted development coverage. The property in question is: 116 College Road and 1 Smolley Drive, Monsey, New York, located on the east side of College Road, 0 feet south from the intersection of Smolley Drive, which is known and designated on the Ramapo Tax map as Section 49.14-1-51 & 49.14-1-52 in an R-40 zone.


Application # 22-418: B & F Davidson Trust, 22 Manor Drive, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and single-family dwelling to a three-family dwelling, which will have greater than permitted floor area ratio. A variance will be required from Section 376-65C, which will have greater than permitted accessory apartment size. A variance will also be required from 376-65G3, in that a three-family dwelling, constructed townhouse style, are permitted only one accessory apartment. The property in question is: 71 Blauvelt Road, Monsey, New York, located on the west side of Blauvelt Road, approximately 50 feet north from the intersection of Cameo Ridge Road, which is known and designated on the Ramapo Tax map as Section 56.07-3-17 in an R-15C zone.


Application # 22-420: Yaakov Steinberg, 17 Neil Road, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of a two family dwelling to a three family dwelling with three accessory apartments, which will have less than the required front setback, front yard, total side setback, rear setback, rear setback to deck, greater than permitted development coverage and greater than permitted floor area ratio. A variance will be required from Section 376-65B, A variance will be required from Section 376-65C, which will have greater than permitted accessory apartment size in which the access entrance should be located on the side/rear of the building. . A variance will be required from Section 376-65G3, in that a three-family dwelling, constructed townhouse style, are permitted only one accessory apartment. A variance will also be required from 376-65D, in that the location of the accessory dwelling unit cannot extend beyond the footprint of the principal structure. The property in question is: 17 Neil Road, Spring Valley, New York, located on the east side of Neil Road, approximately 545 feet north from the intersection of Fanley Avenue, which is known and designated on the Ramapo Tax map as Section 50.17-1-21.1 and 50.17-1-21.2 in an R-15C zone.


Application # 22-421: 10952 Crown, LLC, 19 Calvert Drive, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of a single-family dwelling with two accessory apartments to a three family dwelling with three accessory apartments, which will have less than the required front setback (Crown Road and Calvert Drive), front yard (Crown Road and Calvert Drive), side setback, rear setback, rear setback to deck, greater than permitted development coverage and greater than permitted development coverage. A variance will be required from Section 376-65 B, in which the access entrance should be located on the side/rear of the building. A variance will be required from Section 376-65C, which will have greater than permitted apartment size and cannot exceed fifty (50%) percent of the principal dwelling. A variance will be required from 376-65D, in that the location of the accessory dwelling unit cannot extend beyond the footprint of the principal structure. A variance will be required from Section 376-65G 3, in that a three-family dwelling constructed townhouse style can have only one accessory apartment. A variance will also be required from Section 376-78A, in that no entrance for off street parking with more than four (4) parking spaces shall be located closer than seventy-five (75) feet of any intersection. The property in question is: 19 Calvert Drive, Monsey, New York, located on the east side of Neil Road, approximately 545 feet north from the intersection of Fanley Avenue, which is known and designated on the Ramapo Tax map as Section 49.15-30 in an R-15C zone.
