Application # 21-119: Marvin Rubinstein, 47 Highview Road, Monsey, New York, in which the Zoning Board of Appeals will consider an amendment to their previous motion (granted July 22, 2021) in the above matter, which consists of a three-family dwelling with three accessory apartments.  The property in question is 6 Herrick Avenue, Monsey, New York, located on east side of Herrick Avenue, approximately 165 feet north from the intersection of W. Central Avenue, which is known and designated on the Ramapo Tax Map as Section 57.09-1-56 in an R-15C zone.  

Application # 21-248: Hatzoloh EMS, Inc. 19 Grove Street, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a Hatzoloh ambulance garage with site improvements, which will have less than the required front setback, front yard and greater than permitted building height. A use variance will be required from Section 376-31, proposal not permitted in current zoning district.A variance will also be required from Section 376-52C, in that the fence or wall more than six (6) feet in height must be setback from the lot line a distance to 2/3 (two-thirds) its height.The property in question is: 1540 Route 202, Pomona, New York, located on the north side ofRoute 202, 0 feet east from the intersection of Camp Hill Road, which is known and designate on the Ramapo Tax map as Section 33.5-2-4 in an PO  zone.

Application # 21-250: Samuel Fieldman, 10 Edwin Lane,Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of asingle-familydwellingto a two-family dwelling, which will less than required side setback, rear setback and greater than permitted floor area ratio. Application # 21-251: Sara Klein, 19 Briarwood Lane, Suffern, York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a Local House of Worship with Rabbi’s Residence, which will have less than the required side yard and greater than permitted development coverage. The property in question is: 19 Briarwood Lane, Suffern Place, Monsey, New York, located on the north side of Briarwood Lane, approximately 2,000 feet west from the intersection of College Road, which is known and designated on the Ramapo Tax Map as Section 49.13-2-2 in an R-50 zone.

Application # 21-252: Villas at Remsen, P.O. Box 342, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of atwo-family dwelling (under construction) with addition an accessory apartment, which will have less than the required lot area, lot width, side setback, total side setback and greater than permitted floor area ratio. The property in question is: 87Remsen Avenue, Monsey, New York, located on the west side of Remsen Avenue, approximately 500 feet west from the intersection of Grove Street, which is known and designated on the Ramapo Tax Map as Section 56.10-2-17.2 in an R-15A zone. 

Application # 21-253: United Talmudical Academy of Monsey, Inc., 520 Chestnut Ridge Road, Spring Valley, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-story addition to an existing school building, which will have greater than required building height and development coverage. The property in question is: 415 Viola Road, Spring Valley, New York, located on the south side of Viola Road, approximately 517 feet west from the intersection of Kakiat Court, which is known and designated on the Ramapo Tax Map as Section 49.12-2-52.12 in an R-25 zone.
