Planning Board Meeting November 14, 2022 at 8:00 pm - IN-PERSON ONLY!!!

LEGAL NOTICE


NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, New York on Monday, November 14, 2022 at 8:00pm.


Planning Board members will attend in-person. Until further notice, applicants, their representatives, and interested members of the public must also attend the meeting in-person. Written comment on matters on the agenda for a public hearing may be submitted to the Planning Board Secretary by mail or email, but must be received no later than 4:00 PM on the date of the hearing. The Planning Board will open public hearings on the following application(s) at 8:00 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the meeting agenda posted on the Town website. The application file is also available for review in the Building Department at Town Hall during normal business hours.


1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat Approval with respect to an application of BF Orchard LLC, 191 Route 59 Monsey, New York 10952, for approval of a subdivision plan entitled “21 Orchard St”, proposing a two-lot subdivision of a 0.46-acre lot, with single-family residence on each lot. The existing residence will remain, and existing garage will be removed. The property in question is located at 21 Orchard Street, Spring Valley, New York, 10977 on the North side of Orchard Street, approximately 660 feet West of N Main Street, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 50.14-1-45 in an R-15 Zone. The Planning Board classified the proposed action as an Unlisted SEQRA action on July 26, 2022, and a coordinated review was initiated on August 16, 2022. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.


2. Application of Albert Holdings 2016 LLC, 134 South 9th Street, Apt 4A, Brooklyn, NY 11211, for Final Site Plan Approval of a site plan entitled “Yemen Refugee Shul-16 Albert Drive”, for a project known as Yemen Refugee Shul, a 0.29-acre lot consisting of a local house of worship attached to a single-family residence with one accessory apartment. The existing single family to be removed. The property in question is located at 16 Albert Drive, Monsey, New York, 10952 on the North side of Albert Drive, approximately 0 feet to the corner of Sylvan Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.11-1-62 in a R-15A Zone. Following classification of the proposed action as an Unlisted SEQRA Action and a coordinated SEQRA review, on January 25, 2022 the Planning Board determined that preparation of an environmental impact statement was not required and that a SEQRA negative declaration would be issued.


3. Application of Congregation Zwehill of Monsey, 101 W. Maple Avenue, Monsey, New York 10952 for Final Amended Site Plan Approval of a site plan entitled “Congregation Zwehil of Monsey”, consisting of an addition to an existing House of Worship, including a Mikvah, on a 0.78-acre site. The property in question is located at 101 W. Maple Avenue, Monsey, New York, 10952 on the West side of West Maple Avenue, approximately 163 feet North of Carlton Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 49.19-3-49 in a R-35 Zone. Following classification of the proposed action as an Unlisted SEQRA Action and a coordinated SEQRA review, on February 8, 2022 the Planning Board determined that preparation of an environmental impact statement was not required and that a SEQRA negative declaration would be issued.


4. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) with respect to an application of Leah Rabinovitz, 27 W Maple Avenue, Monsey, New York 10952, for approval of a site development plan entitled “332 Blauvelt Rd”, on
a 0.23-acre lot, proposing two curb cuts. The property in question is located at 332 Blauvelt Road, Monsey, New York, 10952 on the East side of Blauvelt Road, approximately 366 feet South of Cedar Lane, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 49.19-5-22 in an R-15C Zone. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
