Notice of Meeting and Public Hearing of the Town Of Ramapo Zoning Board of Appeals - October 28 @ 7:15 PM IN PERSON

LEGAL NOTICE

 

NOTICE IS HEREBY GIVEN THAT a public hearing will be held by the Zoning Board of   Appeals of the Town of Ramapo on Thursday, October 28, 2021 at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:  

Application # 21-179: Joseph Mayerhoff, 32 Carlton Road, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of single-family dwelling to a  two-family dwelling, which will have less than the required lot area, lot width, side setback, total side setback, street frontage and greater than permitted development coverage and greater than permitted floor area ratio.  The property in question is: 32 Carlton Road, Monsey, New York, located on the north side Road, approximately 110 feet east from the intersection of Sands Point Road, which is known and designated on the Ramapo Tax Map as Section 49.19-4-21 in an R-15 zone.

Application # 21-207: 12 Suffern, LLC, 46 Wilshire Drive, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a  two`-family dwelling (under construction), which will have less than the required front setback and front yard.  The property in question is: 12 Suffern Place, Monsey, New York, located on the west side of Suffern Place, approximately 433 feet west from the intersection of Roberts Road, which is known and designate on the Ramapo Tax map as Section 56.14-3-22 in an R-15 zone.

Application # 21-208: 73-75 Twin Development, LLC, 139 Fulton Street, Suite 300, New York, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling (under construction), with addition of stairs to the basement, which will have less than the required rear setback. The property in question is: 73-75 Twin Avenue, Spring Valley, New York, located on the west side of Twin Avenue, approximately 283 feet south from the intersection of Elm Street, which is known and designated on the Ramapo Tax Map as Section 50.17-2-7 in an R-15C zone.

Application # 21-209: 73-75 Twin Development, LLC, 139 Fulton Street, Suite 300, New York, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling (under construction), with addition of stairs to the basement, which will have less than the required rear setback. The property in question is: 73-75 Twin Avenue, Spring Valley, New York, located on the west side of Twin Avenue, approximately 283 feet south from the intersection of Elm Street, which is known and designated on the Ramapo Tax Map as Section 50.17-2-8 in an R-15C zone.

Application # 21-212: Congregation Adas Chasidim, Inc, 106 Bates Drive, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a single-family semi-attached dwelling (existing), with an addition of a Rabbi’s residence, synagogue and mikvah, with which will have less than the required rear setback, rear yard parking spaces, greater than permitted floor area ratio and greater than permitted development coverage. The property in question is: 106 Bates Drive, Monsey, New York, located on the east side of Bates Drive, approximately 600 feet north from the intersection of Horton Drive, which is known and designated on the Ramapo Tax Map as Section 56.10-4-17 an R-15MR zone.

Application # 21-213: Johanna Estates, LLC/Aron Friedman, 9 Johanna Lane, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling, which will have less than the required lot area, lot width, total side setback, side setback, street frontage and greater than permitted floor area ratio. The property in question is: 9 Johanna Lane, Monsey, New York, located on the south side of Johanna Lane, approximately 100 feet east from the intersection of Roberts Road, which is known and designated on the Ramapo Tax Map as Section 56.15-1-22 in an R-15 zone.

Application # 21-214: Brocha Halpern, 16 Ronald Drive, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a single-family dwelling, which will have than the required front setback, front yard, and total side setback. The property in question is: 16 Ronald Drive, Monsey, New York, located on the east side of Ronald Drive, approximately 75 feet south from the intersection of Nancy Lane, which is known and designated on the Ramapo Tax Map as Section 49.20-3-36 in an R-15C zone.

Application # 21-215: Congregation Tolmitch c/o Beck Mordejai Dove, 25 Smolley Drive Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a single-family dwelling, which will have less than the required front yard and front setback (Kuperman Lane) and rear setback (deck). The property in question is: 6 Kuperman Lane, Monsey, New York, located on the east side of Kuperman Lane, 0 feet north from the intersection of Carlton Road, which is known and designated on the Ramapo Tax Map as Section 49.18-2-1 in an R-35 zone.
