Notice of Meeting and Public Hearing of the Town Of Ramapo Zoning Board of Appeals - July 16 @ 6:45 PM via Zoom

LEGAL NOTICE

 NOTICE IS HEREBY GIVEN THAT a remote Meeting will be held by the Zoning Board     of Appeals of the Town of Ramapo on Thursday, July 16, 2020 at 6:45 p.m., or as soon thereafter as all matters can be heard at Ramapo Town Hall, 237 Route 59, Suffern, New York. The remote Meeting will be held via the ZOOM platform as Governor Cuomo's Executive Orders allows.  The public will be able to watch or listen to the Meeting, which will be recorded, and a transcript will be available later.  Minutes of actions taken at the meeting will be filed in the Town Clerk's office as soon as possible.  As in-person attendance by board members, applicants and interested members of the public is not permitted because of the COVID-19 Executive Orders issued by the Governor, the procedure for those wishing to participate via ZOOM in the scheduled Public Hearings below will be timely posted on the Town website at WWW.RAMAPO.ORG

At the meeting, the Board will hold Public Hearings on the following applications.  Links to files containing the application and supporting documents is available on the Town website.

Details on the on the following Agenda items:

Application # 4782: Rachmiel Piotrkovski, 4 Neil Road, Monsey New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three family dwelling with two accessory apartments, which will have greater than permitted floor area ratio. The property in question is: 4 Neil Road, Monsey, New York, located on the west side of Neil Road, approximately 172 feet north from the intersection of Ellish Parkway, which is known and designated on the Ramapo Tax Map as Section: 50.17-2-10.1 in an R-15C zone.

Application # 4837: 19 Old Nyack Turnpike, LLC, 17 and 19 Old Nyack Turnpike, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a four lot subdivision, consisting of two family dwellings on each lot, which will have less than the required lot area, lot width, front setback and front yard (Private Road), side setback, rear setback, street frontage, greater than permitted development coverage and greater than permitted floor area ratio. A variance will also be required for Lot 3 and Lot 4, from Section 280 (a), in that the lots do not have the required frontage on a public road. The property in question is: 17-19 Old Nyack Turnpike, Monsey, New York, located on the south side of Old Nyack Turnpike, approximately 500 feet east from the intersection of Saddle River Road, which is known and designated on the Ramapo Tax Map as Section 56.19-4-7 and 56.20-3-67 in an R-15A zone.

Application # 4855: Ezra Reiss, 2 Joan Lane, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of a two family dwelling with one accessory apartment, which will have less than the required lot area, front setback (Joan Lane), front yard (Joan Lane), side setback, greater than permitted development coverage and greater than permitted floor area ratio. The property in question is: 2 Joan Lane, Monsey, New York, located on the east side of Joan Lane, 0 feet north from the intersection of Carlton Road, which is known and designated on the Ramapo Tax Map as Section 49.19-6-39 in an R-15A zone.

Application # 4814: Mar & Riv, LLC, 3 Van Buren Drive, # 203, Monroe, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three family dwelling with three accessory apartments, which will have less than the required front setback, side setback and total side setback. A variance will also be required from Section 376-52C, with respect to wall side and front section. The property in question is: 119 Route 306, Monsey, New York, located on the west side of Route 306, approximately 834 feet north from the intersection of Maple Avenue, which is known and designated on the Ramapo Tax Map as Section 56.07-4-10 in an R-15C zone.

Application # 4854: Congregation Zwehill of Monsey, 101 West Maple Avenue, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a Local House of Worship, which will have less than the required lot area, lot width, front setback, side setback, total side setback, side yard, rear yard, street frontage, greater than permitted floor area ratio, greater than permitted development coverage and greater than permitted fence height.   The property in question is: 101 West Maple Avenue, Monsey, New York, located on the west side of Maple Avenue, approximately 163 feet east from the intersection of Carlton Road, which is known and designated on the Ramapo Tax Map as Section 49.19-3-49 in an R-35 zone.

Application # 4849: Congregation Torath Chaim, P.O. Box 446, Monsey, New York for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three family dwelling with three accessory apartments, which will have less than the required lot width, rear setback, rear setback (deck), street frontage and greater than permitted development coverage. A variance will be required from Section 376-65G, in that lots having less than seventy-five (75) feet in lot width are permitted only one (1) accessory apartment. The property in question is: 212 Maple Avenue, New York, located on the on the north side of Maple Avenue, approximately, 150 feet east from the intersection of Phyllis Terrace, which is designated on the Ramapo Tax Map as Section 56.08-2-30.1 in an R-15C zone.
