Notice of Meeting and Public Hearing of the Town Of Ramapo Zoning Board of Appeals - August 20 @ 6:45 PM via Zoom

LEGAL NOTICE

NOTICE IS HEREBY GIVEN THAT a remote Meeting will be held by the Zoning Board      of Appeals of the Town of Ramapo on Thursday, August 20, 2020 at 6:45 p.m., or as soon thereafter as all matters can be heard at Ramapo Town Hall, 237 Route 59, Suffern, New York. The remote Meeting will be held via the ZOOM platform as Governor Cuomo's Executive Orders allows.  The public will be able to watch or listen to the Meeting, which will be recorded, and a transcript will be available later.  Minutes of actions taken at the meeting will be filed in the Town Clerk's office as soon as possible.  As in-person attendance by board members, applicants and interested members of the public is not permitted because of the COVID-19 Executive Orders issued by the Governor, the procedure for those wishing to participate via ZOOM in the scheduled Public Hearings below will be timely posted on the Town website at WWW.RAMAPO.ORG

Application # 4834: Eugene and Yenti Samuel, 16 Calvert Drive, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three family dwelling with three accessory apartments, which will have less than the required, side setback, total side setback, rear yard, rear setback (deck) and greater than permitted development coverage.   The property in question is: 14 Calvert Drive, Monsey, New York, located on the north side of Calvert Drive, approximately 375 feet east from the intersection of Crest Court, which is known and designated on the Ramapo Tax Map as Section 49.15-3-20 in an R-15C zone.

Application # 4842: Abraham Tabak, 19 Sylvan Road, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two family dwelling with one accessory apartment, which will have less than the required lot area, front yard, front setback and greater than permitted floor area ratio. The property in question is: 19 Sylvan Road, Monsey, New York, located on the east side of Sylvan Road, 110 feet north from the intersection of Albert Drive, which is known and designated on the Ramapo Tax Map as Section 56.11-1-54 in an R-15A zone.

Application # 4864: G. Ruby Realty, LLC, 93 N. Cole Avenue, Spring Valley, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three family dwelling, which will have less than the required lot area, lot width, front setback, front yard, rear setback, street frontage and greater than permitted floor area ratio. A variance will also be required from Section 376-61A, in that the dwellings do not have the required outer court. The property in question is: 93 North Cole Avenue, Spring Valley, New York, located on the west side of N. Cole Avenue, approximately 167 feet south from the intersection of Maple Avenue, which is known and designated on the Ramapo Tax Map as Section 57.21-1-23 in an R-15C zone.

Application # 4861: SW Trust, 2 Nesher Court, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three family dwelling, which will have less than the required lot area, front setback and front yard (Central Ave.), side setback, rear setback and greater than permitted floor area ratio and greater than permitted development coverage. The property in question is: 2 Nesher Court, Monsey, New York, located on the east side of Nesher Court, 0 feet north from the intersection of West Central Avenue, which is known and designated on the Ramapo Tax Map as Section 56.12-3-19 in an R-15C zone.

Application # 4862: D. Park Ave, LLC, 113 Skillman Street, # 5A, Brooklyn, New York, for the variances of the requirements of Section 376-65C and 376-65D of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three family dwelling with one accessory apartment, which will have greater than permitted apartment size and cannot exceed fifty percent (50%) of the principal structure. The property in question is: 14 Park Street, Spring Valley, New York, located on the west side of Park Street, approximately 119.93 feet south from the intersection of Union Road, which is known and designated on the Ramapo Tax Map as Section 50.17-2-28 in an R-15C zone.

Engel, 8 Orchard Street, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an addition to a two family dwelling, which will have less than the required lot area, lot width, front yard, front setback, side setback, total side setback, rear setback, street frontage, rear setback (deck), greater than permitted development coverage and greater than permitted floor area ratio. The property in question is: 8 Orchard Street, Monsey, New York, located on the south side of Orchard Street, approximately 119 feet west from the intersection of Saddle River Road, which is known and designated on the Ramapo Tax Map as Section 56.11-2-49.2 in an R-15A zone.

Application # 4865: Tillu Muller, 7 Jeffrey Place, Monsey, New York, for the variances of the requirements of Section 376-65B of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an addition to a two family dwelling, which will have less than the required side setback, total side setback, side setback to window wells, side setback to basement steps, total side setback to sept and wells. The property in question is: 7 Jeffrey Place, Monsey, New York, located on the east side of Jeffrey Place, approximately 199 feet south from the intersection of Maple Avenue, which is known and designated on the Ramapo Tax Map as Section 56.08-3-38 in an R-15C zone.

Application # 4866: Chaim B. Taub, 180 Adar Court, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an accessory apartment to an existing three family dwelling, which will have less than the required lot area, lot width (Adar Court), front setback and front yard (Adar Court), side yard and rear yard (shed) and greater than permitted development coverage. The property in question is: 172-180 Adar Court, Monsey, New York, located on the west side of Adar Court, approximately 396 feet south from the intersection of West Central Avenue, which is known and designated on the Ramapo Tax Map as Section 56.12-2-34 in an R-15C zone.

Application # 4873: 28 Eckerson Lane, LLC, 161 Route 59, Suite 202, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three lot subdivision, consisting of two family dwellings on each lot, which will have less than the required lot width, front setback and front yard (private road) and street frontage on Lot #1. Lot #2 will have less than the required street frontage and Lot #3 will have less than the required lot width and street frontage. A variance will also be required from Section 280 (a), that lots # 2 and #3 do not have required frontage on a public road. The property in question is: 28 Eckerson Lane, Spring Valley, New York, located on the east side of Eckerson Lane, approximately 200 feet north from the intersection of Ward Lane, which is known and designated on the Ramapo Tax Map as Section 50.11-2-24 in an R-15 zone.

Subject to the posted procedure, all present at the time an application is called and wishing to address the Board will be heard. Written comments on an application submitted in accordance with the posted procedures will be accepted and considered by the Board as part of the record on that application
