NOTICE OF HEARING

INTRODUCTORY LOCAL LAW

ESTABLISHMENT OF COMMERCIAL CORRIDOR ZONING DISTRICT

and

ZONING MAP CHANGE TO NEIGHBORHOOD SHOPPING ZONING DISTRICT

            PUBLIC NOTICE is hereby given that there has been introduced before the Town Board of the Town of Ramapo, New York, on August 25, 2021, a local law titled “Establishment of Commercial Corridor Zoning District and Zoning Map Change To Neighborhood Shopping Zoning District.”

            The local law would establish a new mixed use zoning district to include certain lands in the northern portion of the Town east of the Village of Pomona and west of the Palisades Interstate Parkway, as shown on a map titled Map A on file in the Town Clerk’s Office and on the Town website. The local law would, among other provisions, allow specified commercial uses, schools, houses of worship and residential uses; establish area and bulk requirements; require dwelling units, if provided, to be located above the first floor of mixed use building(s); and require at least 70% of a site to consist of commercial and/or office uses and authorize a maximum 30% of the site to consist of other permitted uses.

            The local law would also change the zoning district designation of certain lands on each side of State Route 45 near the northern boundary of the Town from the RR-80 (Residential) District to the NS (Neighborhood Shopping) District, which area is shown on a map titled Map B on file in the Town Clerk’s Office and on the Town website.

            A complete copy of the Introductory Local Law is available for inspection at the Clerk’s Office.

            NOW, THEREFORE, pursuant to the Municipal Home Rule Law, the Town Board of the Town of Ramapo, New York, will hold a public hearing on the Introductory Local Law at the Town Hall, 237 State Route 59, Suffern, New York, on September 13, 2021, at 7:00 P.M., at which time all persons interested therein shall be heard. This public hearing will be held as part of the same public hearing on the Draft Generic Environmental Impact Statement and Comprehensive Plan Amendment for Northeast Ramapo.
